Since moving in, Alex & Caitlin have kept the property well maintained, making regular decorative improvements including a new vinyl flooring in the bathroom. The boiler is under five years old and the electrics and windows were upgraded by the previous owners.
A Walk-Through of the Flat
The generous layout is one of the apartment's most obvious strengths.
The private stairwell entrance leads up to the first floor, where you’ll find the two double bedrooms and a neutral bathroom. Alex mounts his bike in the main bedroom, yet there is still room for a fitted wardrobe, chest of drawers and large work desk. The second bedroom is not far dissimilar, with a double wardrobe tucked into a recess bordering the bathroom.
Heading up the second set of stairs to the second floor, it leads directly into the lounge area and kitchen where the common theme of space still applies. There’s more than enough room for a four-seater dining table, offering a versatile area for entertaining or unwinding. Each space feels private and well-zoned.
The elevated, three-level layout gives the flat a sense of scale you simply don’t get in most SE13 properties at this price point.
Being a converted shop below (now a one bed garden flat), there is also potential to extend above the rear bedroom (from the kitchen level) to create an internal extension or even a roof terrace — subject to freeholder and planning consent.

What features of this property appealed to you when you were buying?
The split-level layout makes it feel much larger than a standard two-bed flat... plus the fact that it has two double bedrooms, as opposed to one double and a box room, gave us the option to let the second bedroom if we wanted to. It’s so close to the station, and lots of great amenities.
What are your average bills like?
Approximately £250/month, including council tax (£138), electricity (£38), gas (£0–60 depending on weather), and water (£63). The flat itself retains heat well and warms up quickly in the winter.
What is your typical commute to work? How long does it take?
Alex cycles to Bermondsey in 15 mins; Caitlin travels to Victoria in 30 mins door-to-door.
What are the best local gyms?
Anytime Fitness is literally on the other side of the bridge, however The Gym Group (5 mins walk) is our preferred, very cheap at approx £20/month and relatively quiet for a London gym. It’s big and has natural light.
What are the best local parks?
Hilly Fields is our favourite for sure! It’s such a nice walk from the flat, so peaceful and the café and Parkrun is great. We’re also not far from Blackheath and Greenwich Park if we fancy a longer more scenic walk.
What are the best local cafes?
We love Zest near the station, it’s quite new but super friendly and great food. We also often go to Middleton Café at the top of the hill, Le Délice is a lovely French patisserie in Ladywell and Brockley Market on Saturdays.
What are the best local pubs?
The Talbot at the top of the hill has been recently renovated and has a great beer garden, or Ladywell Tavern.
What are the best local restaurants?
Everest Curry King across the road is amazing and our definite fav. It’s a short walk to Deptford, Blackheath, Brockley for loads of choice.
What are the best local supermarkets/shops?
The petrol station is 20 seconds away and open 24 hours. Asda and Sainsbury’s Local are 5 mins away walking, and a big Tesco is 15 mins walk away. The new Asian Supermarket near the station also means access to ingredients not always found in the main supermarkets.
Any other lovely features about your home?
Our flat is such a welcoming and comfortable home and feels like an oasis of calm when coming off of the bustling streets of Lewisham. It retains heat well, so it always feels cosy and warm during Winter months. Being spread over three floors means that each room feels like its own separate space with plenty of storage solutions.
