Accommodation-wise, the living room is a charming room with a shallow bay window, allowing for a dining table, and the window frames that view incredibly well (on a clear day, the view is incredible, but currently the weather hasn’t allowed us to fully capture that view in the photos). The kitchen is modern and contemporary, with a southeastern aspect, making it lovely and bright at the start of the day. Arranged in a galley configuration, the kitchen has a generous amount of worktop space and great storage, as well as an integrated dishwasher. The aesthetic here is very pretty, the brass tap contrasting nicely against the worktops and crisp white metro tiles.

Both bedrooms are doubles and can accommodate double beds, wardrobes, and drawers; they’re fairly similar in size, and being positioned at opposite sides of the flat makes for a nice setup if you were to share the flat with someone.

The bathroom has a rain shower over a full-size bath, and is finished really well with fully tiled walls and a tiled floor. The quality of the fittings and overall presentation is fantastic, and it’s clear that the bathroom, like the rest of the interior, has really been invested in by the current owner. 

The block has a communal garden, which is maintained by a gardener. It’s very private and feels very secluded, unlike other gardens on the road, which are overlooked by their neighbours. The garden is southeast-facing, so it gets great light from late morning to early afternoon. There’s also the added bonus of secure bike storage, as well as unrestricted parking on the street for those with cars.

Location-wise, the flat is 0.2 miles from Gipsy Hill station, which is a 4-minute walk according to Google Maps, giving access to London Bridge & Victoria as well as the city, Shoreditch and East London.

The flat is in a very prominent location for the Triangle, where you are spoilt for choice with restaurants, pubs, brilliant eateries, there’s an Everyman Cinema, yoga schools, and the list goes on! There is also a Sainsbury’s supermarket and the wonderful Crystal Palace Food Market on Haynes Lane, which operates every Saturday, offering the best from small sustainable farmers and local food producers. 

Brunch, dinner, and cocktails are all catered for at The Triangle, and the choice of coffee shops is just dazzling. The nearest pub is the Great Southern, just next to Gipsy Hill Station, which is highly regarded. Crystal Palace Park is also within very easy reach, which offers 200 acres of Grade 2 listed grounds to enjoy. It also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym, including trampolining, beach volleyball and an on-site physio, as well as a food market which operates on a Sunday, which is well worth the visit.
