Lounge, diner, kitchen has been upgraded and modernised offering comfy relaxation and entertainment space. This area has a TV unit with storage and a chest of drawers. Gas cooker, fridge, microwave included in sale plus washing machine and freezer out on decking and a hoover. The four seater dining table (glass inserts) is used on the decking in Summer.

Leaving the lounge there is a 10.03x15x7 feet decking with several electricity points under a full heavy duty canopy that offers all year round usage without the need to leave the home in all weathers. The canopy sides are fully retractable/removable with steps down the small private garden (currently dog proof). There is a large sun umbrella, rotary washing line, storage boxes, a petrol mower and misc items.
Adjoined to the decking is a large bespoke storage shed, large 15.8×6.7×4.2 feet and 4.2×4.3×4.5 feet = 43 cft approx and that has proved worthwhile storage including bikes, mobility scooter and lots more. The plot overall is 70×33 feet.
Outside sitting in the garden is wonderful with a view of the River Boutonne and the woodland opposite. The wildlife from kingfisher to ducks and deer is a nature lovers dream.
There is a small patio area next to parking for 2 cars at road side that gives day time shade and people watching plus exterior water tap. There is a small grassed area.
The Millhouse itself on park has a super restaurant/bar and also offers occasional entertainment and regular quizzes. It has a lovely pool free to use during Summer season. There is then a nice small area catering for visiting camping cars and caravans.
Other than 3 mobile homes that are permanent homes the remaining are second holiday homes so the site is quiet. It is on the outskirts of the town centre only a 25 minute walk and great dog walks including around the pretty Javarzay Chateau lake 5 mins away via a wooded path.
The home does not come fitted out with daily essentials but some basics could be arranged (excluding linens).
There are no age limits on homes but must be maintained to a high standard and regular cleaned.
Maintenance of the site including grass cutting* etc is the responsibility of the owners (if no restrictions to access*).
Parking camping cars is allowed on owners plot - 25×16 feet.
The home is in super condition and has had a considerable amount of money spent on it eg air con, new boiler, covered decking and upgrades (lots of receipts).
Most of the floor coverings are lino, easy clean, as the owner has 2 little dogs and a cat (cat/dog flap in lounge). Exiting the site you immediately have great walking and cycling.
