REMARKS

Rarely do Commercial Properties of this calibre appear on the Open Market in Fishguard and the opportunity to purchase should not be missed. The Property stands in a Prime Trading Location and was formerly 2 Properties. 25A (formerly a part of Petes Fruit & Veg) West Street formed part of 25 West Street and is a Ground Floor Shop Premises, whereas 27 West Street is a 3 storey Building which was formerly a Gents Outfitters with accommodation on the First and Second Floor. The Property is ideally suited as One Unit, although it could be divided into Two Units, if required (subject to any necessary Consents). The First and Second Floor of 27 West Street has potential to convert into Living accommodation, if required. The vendors would sell the Freehold of the entire Property, or alternatively they would consider Leasing the Property on a Term to be agreed. It is offered "For Sale" with a realistic Price Guide and early inspection is strongly advised.
