Description

An individually built five bedroom detached house on an approximately 0.5 acres plot, with an enclosed rear garden, a double garage and driveway parking, at the end of a private road, in the village of Church Brampton. The property was built by the current owner forty years ago and has been updated over the last few years including refitting the kitchen, cloakroom, en-suite bathroom and family bathroom. A new Worcester boiler has been fitted, the upstairs radiators have been replaced and triple glazing installed throughout. There is approximately 3,252 sq. ft. of accommodation set over two floors which includes an entrance hall with a cloakroom and glazed doors to the sitting room. Also on the ground floor is the snug, a study, a dining room and the kitchen/breakfast room with an adjoining utility room.

On the first floor the galleried landing has a walk-in airing cupboard and a store room. The principal bedroom has hand crafted fitted wardrobes and a refitted four piece en-suite bathroom. There are four further double bedrooms, a refitted four piece family bathroom and a separate family shower room.

Kitchen/Breakfast Room

The kitchen/breakfast room has limestone tiled flooring throughout and has built-in cupboards, and a comprehensive range of fitted units, including glazed display cabinets, with tiled splashbacks and quartz worksurfaces incorporating a one and half bowl sink and drainer with a mixer tap. Integrated appliances include a dishwasher, a fridge/freezer, wine cooler, a microwave, a double oven, and an electric hob with an extractor over. There is space for a breakfast table and chairs, and a feature exposed brick wall with an archway which leads to a section of the room with a part glazed door to the rear garden, and a door to the utility room.

Reception Rooms

The dual aspect sitting room measures over 28ft. by almost 17 ft. and has a feature fireplace with a gas coal effect fire. The sitting room and adjoining snug both have glazed sliding doors to the rear garden, and the snug and dining room both have doors to the kitchen/breakfast room giving a good flow through internal and external space for modern family life and entertaining. The dual aspect study overlooks the front and could alternatively be used as a ground floor bedroom, if desired.

Outside

The front garden has a lawn with established lavender and shrub borders. The driveway has a turning circle and provides parking for several cars in addition to the double garage which has light and power connected and an electronically operated door. Access at the side of the property leads to the southerly facing rear garden which is enclosed by a combination of fencing and hedging offering a good degree of privacy, and is laid to lawn with mature trees and bushes. A patio spans the rear of the house with ample space for tables and chairs for al fresco entertaining. There is outside lighting and a tap.
