Description

A substantial and modern country house overlooking Tor Hill from an elevated position, with fantastic amenities including a swimming pool, self-contained annexe, paddock and stable.

Description

Originally constructed in the 1930s, The Limes is a striking 3,800 sq ft family home that has been subject to a wealth of improvements. Three extensions, a stunning open plan kitchen and an outdoor pool and pool house have created a wonderfully spacious and versatile home, while a full cosmetic refurbishment has future proofed the timeless interiors for many years to come. One highlight is the magnificent view to the front, which reveals a wonderfully green vista over the Cotswold Hills. A further benefit is the detached and entirely self-contained pool house/annexe, which has an open plan kitchen/living space with bifold doors onto the pool area, a shower room and two double bedrooms – the ideal guest suite for visiting family and friends, as well as summer days around the swimming pool.

The house is appointed to a very high standard and offers plenty of potential for personalisation by the new owner. On the ground floor there are four sizeable reception rooms at the front of the house: a formal sitting room, a dining room, substantial family room and a wonderfully light and airy conservatory. The dining room is open plan to the kitchen which is appointed with Neptune cabinetry and lit from above by a roof lantern. In addition there is a cosy snug, a home office and a utility room, plus two cloakrooms. Upstairs, all bedrooms are well proportioned and two are en suite, while the other two bedrooms share a family bath/shower room. There are a further two bedrooms (one en suite) on the second floor, with an additional room which would lend itself well to a playroom or interlinking bedroom creating a wonderful children’s floor.

Outside
The Limes enjoys an elevated position in the hamlet of Coombe; the front of the house faces south and has wide, far-reaching views towards Tor Hill opposite and Wotton-under-Edge. A gated entrance opens to a block-paved driveway which sweeps up to a substantial parking area to the front of the house and a detached garage with a first-floor storage space, presently used as a gym, offering excellent renovation potential. The gardens envelop the house and work with the contours of the hill, including rolling lawns, a paddock, stable, tack room, mature trees, established flowerbeds and a pond with water feature. To the northeast of the house, a terrace surrounds the outdoor swimming pool which is wonderfully private, sheltered from the elements by the landscape creating a fabulous sun trap of a space for entertaining.

Location

The desirable hamlet of Coombe is situated less than a mile from Wotton-under-Edge, a pretty market town on the western edge of The Cotswold Hills AONB. The town has day-to-day amenities including a supermarket, bank and Post Office, but also has some excellent eateries, pubs and a book shop, and leisure attractions such as a thriving arts centre, cinema and swimming pool. The Cotswold Way runs down the main street, so the town is also popular with walkers.

The property is well placed for access to the M4 (junctions 17 and 18) and M5 (junction 14) as well as Tetbury and Cirencester to the east. Mainline railway stations at Bristol Parkway and Kemble provide a regular service to London Paddington in around 90 minutes. The Regency spa town of Cheltenham is positioned to the north and the Georgian city of Bath, as well as the regional centre of Bristol, to the south.

Cribbs Causeway, near Bristol, has one of the largest shopping centres in the country and lies within easy reach. The elegant and historic cities of Bath and Cheltenham are both famous for their architecture and art, music and literary festivals. They also have their own theatres and a great number of excellent restaurants.

There is a good choice of private and state schools in the area including Westonbirt, Rendcomb College, Beaudesert Park and the Cheltenham Colleges, while locally Katherine Lady Berkeley Secondary School is ell regarded and Blue Coat Infant School has an ‘Outstanding’ Ofsted rating.
