Location-wise, Birkbeck Road is a residential street sitting between Penge and Beckenham. It's a practical location with solid transport links, access to green space and all the social and lifestyle benefits that Beckenham offers. Most locally, the local parade on Elmers End Road has a Co-op, a gym, a café, and a few other useful amenities, including the world’s most friendly and helpful postie, a very good chippy, a celebrated kebab shop and a fantastic barbershop.  There’s a brilliant dry cleaner, a hardware shop and a nail salon, all of which you will find very handy to have on your doorstep. Also nearby, there is the popular El Molino tapas and a craft brewery at Br3wery. Clock House station is also a short walk away and has a growing parade, including a lovely coffee shop and a good pizza place.

As mentioned, transport links are really solid, and include Birkbeck Station, which is 0.2 mi away, or a four-minute walk from the front door. It's connected to London Bridge via Crystal Palace, and also has tram services connecting to Beckenham Junction, West Croydon, and East Croydon, which is useful for Gatwick connections, and accessing Beckenham Junction, which opens up a host of more transport options and a lot of social options with Beckenham’s vast array of restaurants. Clock House Station & Kent House Stations are also easily accessible and offer direct trains to Charing Cross, Waterloo East & London Bridge.  

Beckenham High Street is easily reachable and has a good range of shops, supermarkets, cafés, and restaurants. The area around Clock House Station also has a growing selection of independent businesses, including coffee shops and local convenience stores. Crystal Palace Triangle is just over a mile away for more independent restaurants, pubs, and the Saturday farmers market on Haynes Lane.

If you wanted to put down roots locally, it’s worth noting the flat is in the catchment for several well-regarded primary schools, including Stewart Fleming Primary (rated Outstanding), Churchfields Primary, and Marian Vian Primary. Beckenham also has a strong selection of secondary schools, both state and private.
