Description

Tidy two double bedroom ground floor flat with a private and low-maintenance SE-facing garden (direct access to which is pleasingly from your reception room). The property takes the ground floor of a handsome red-brick flat-fronted Victorian terrace. There are two floors (and flats) above yours.

Find your new home set between the town centres of Camberwell and Brixton, on a residential SE5 back-street, near two Fare Zone 2 stations (Loughborough Junction is six minutes by foot, Denmark Hill Station is 14) and great bus routes on nearby Coldharbour Lane.

From the shared hall your own front door rests to your right. The door straight ahead opens into your principal bedroom, of over 10 feet each way, with built-in wardrobes to both alcoves, and open shelving between the two across the chimney breast (nice touch). Custom-made shutters grace your sash windows.

Adjacent is the second bedroom - another good double (of over 10 feet by over 9 feet). A fitted wardrobe features to the near alcove, and a sash window looks out to the side-return area of the garden.

From the hall on your left is a useful under-stairs cupboard (for coats, cleaning bits etc.), then straight ahead you have your delightful reception room. This is open-plan to the cool and custom-made fitted kitchen. The entire space runs over 23 feet by nearly 10 feet. Access your smartly-paved and particularly private 'city' garden from this room; a long side-return area then the rear section of 14 feet. A fabulous space for exercising green fingers through to entertaining a throng.

Back inside and beyond the kitchen you have your (double-glazed) windowed bathroom. This has contemporary sanitaryware and fittings, large profile tiling, an over-bath shower and a stainless steel heated towel radiator. This concludes our tour.

A well-connected location you are looking at: excellent bus routes can be found on nearby Coldharbour Lane, including the 345 (South Kensington/Peckham), the 35 (Clapham Junction/Shoreditch), and the 45 (Streatham/Blackfriars).

Loughborough Junction is a brief walk from your door - offering a mere 10 minute journey-time to Blackfriars and Farringdon. And Denmark Hill (both regular and Windrush line trains) is reached in 14. Or pick up the tube at Brixton for the Victoria line - an 18 minute walk.

Whirled Cinema is a gem, very locally: a members-only cinema and bar in a railway arch on Hardess Street.

Central Camberwell and Brixton town centres are close for markets, restaurants, cafes and bars etc., including Brixton Village for pop-ups and regular eating establishments. Local eateries we rate are Mamma Dough (posh pizza) and Nanban (Japanese/Brixton Market fusion) on Coldharbour Lane, and The Camberwell Arms, Little Cellars and Veraison Wines - all on Camberwell Church Street. Theo's is ace for pizza on nearby Grove Lane as well.

Your nearest green space is lovely (Edwardian-era) Ruskin Park - with skyline views, bandstand and tennis courts. Also nearby is beautiful Myatt's Fields Park: a 14 acre, Victorian-era one. It has a bandstand, tennis courts, cute cafe, and excellent bedding displays.
