Description

A superb single storey barn conversion presented in excellent condition, quietly situated on the edge of one of the North Cotswolds most sought after villages

St Nicholas Barn was originally converted in the late 1980’s by a well respected Cotswold builder from derelict cow sheds once belonging to Rectory Farm. It is constructed of mellow Cotswold stone beneath a pitched Huntsman’s artificial stone slate roof with aluminium gutters and traditional timber casement windows and doors. The current owner sympathetically extended the property in 2004 in an in keeping style to seamlessly blend with the original design when the garden room and additional bedroom suite were added. The accommodation is almost entirely single storey with a paddle staircase rising from the garden room to a storage room. Internally the rooms are beautifully presented being especially attractive to downsizing buyers looking for easy living and a manageable garden setting.
The kitchen situated at the southern end of the property is double aspect with a stable style door onto the courtyard enjoying a rural aspect down the lane. The kitchen units are by Cotteswood being shaker style with a hand painted finish with a good range of cupboards and drawers with polished quartz work surfaces. There are handmade tiled splashbacks and a recess housing an American fridge/freezer with a shelved niche to one side. There is ample space for a dining room table and chairs and a limestone tiled floor, an ideal room for informal supers. The sitting room is attractive and well proportioned and overlooks the courtyard with a central fireplace housing a Clearview wood burning stove. There are fitted cabinets and shelving. Hallways connect the bedroom and garden room accommodation with a series of windows and doors enjoying pleasant aspects. There are three superb bedroom suites each with their own unique character all have good storage cupboards and attractively finished shower/bathrooms. The garden room in particular is an impressive entertaining room with a part vaulted ceiling and two banks of glazed doors ono the garden and courtyard. Limestone tiled flooring runs throughout the room which incorporates a feature well with the glass top. The utility houses the oil fired boiler and has a range of cupboards and drawers together with space and plumbing for a washing machine/tumble dryer.

Outside
St Nicholas Barn is approached via a splayed drive with ornate timber electrically operated gates into a large gravelled courtyard with ample parking and turning space. The boundaries are contained by tall dry stone walling for privacy with areas of paving for seating with established trees and shrubs for year round interest. Within the courtyard is a most attractive timber framed outbuilding part of which serves as a professional home office with insulated walls fitted work bench, electric, heating, telephone and broadband connection. The remainder of the building provides for useful storage. The garden on the western side of the property is also enclosed by walling, has a partly sunken stone paved terrace with steps up to a level lawn with borders containing trees, shrubs and herbaceous flowing plants.
