Description
In the best part of town and in move-in condition, this light-filled house boasts 3 bedrooms and 3 bathrooms in a most convenient figuration, with the main living quarters upstairs and a completely separate unit, with its own entry, on the ground floor. There is access also from the hallway so that it can be rented or used for visitors.
The location is perfect: just a half block from the bakery, the grocery store, and the Post Office, yet tranquil and peaceful.
Rare in small villages, there’s a coveted garage, as well as a sunny terrace to enjoy evening cocktails with a view of the nearby hills.
The kitchen stove is equipped with both gas and electric burners. The relatively new refrigerator is roomy with the freezer conveniently under the main portion. The dish washer, frankly, could use upgrading.
Two large electric water heaters are conveniently located in the garage, so there's always a ready supply of warm water, and there is a water softener.
There are two reverse air units, one for the main floor and one for the master bedroom as well as wall-mounted electric radiators . This combination works for minimum electric use as well as providing both heating for winter use and cooling in the summer.
On the top floor, there’s a large landing that can be an office or a crafts center. The master bedroom has a view of the foothills, and a skylight for added light. The second bedroom has views to the foothills as well. A modern shower room with washbasin and WC serves this level.
Caunes-Minervois, with a population of 1800, lies 30 minutes east of the UNESCO world heritage cité of Carcassonne, and the Canal du Midi. Caunes has excellent amenities: grocery store and master butcher, bakery, pharmacy, hairdresser, florist, 2 doctors, and several good restaurants, cafés and bars. It is well-known for its art galleries, potteries, regular exhibitions, and annual music festival. There's also a small twice-weekly market.
Good transport connections make this an easy area to access: Carcassonne airport is 30 minutes, Béziers airport 1 hour, Toulouse airport 1.5 hours, and TGV stations in Narbonne and Carcassonne. Barcelona is only 3 hours' drive away.
The beaches of the Mediterranean are 45 minutes away, and the Pyrenees are 1.5 hours. The Montagne Noire behind Caunes offer endless opportunities for hiking, cycling and enjoying nature.
