  • POTENTIAL DEVELOPMENT OPPORTUNITY
  • OUTLINE PLANNING APPLICATION PREPARED FOR EXTENSION AND CONVERSION FOR TWO BEDROOM COTTAGE
  • STABLE, DRIVEWAY & GARDEN

Description

This is an exciting self-build development opportunity to purchase a property that when fully refurbished and extended in accordance with the drawings included within this sales brochure, will provide a bespoke property full of character and intrigue, set in a semi-rural location, surrounded by characterful properties, close to both Billericay’s high street and mainline railway station. A planning application has been developed and is now ready for submission.

The existing property consists of a single storey stable which has been refurbished to provide a comfortable one-bedroom property complete with a kitchen, bathroom, lounge/dinning area and bedroom. The current refurbishment has been completed with consideration given to its surrounding properties and includes exposed timber studwork, timber framed sash windows, heritage style cast iron radiators and a Victorian style bathroom suite complete with a roll top bath. The property is connected to mains electricity, mains water and mains surface water and foul drainage systems. The heating is currently provided via an air source heat pump.

The development proposal is to extend the property by adding a new first floor, this will be formed by the introduction of a new fully exposed solid oak timber frame structure which will create a new vaulted living area to the first floor where two bedrooms will be formed. The new first floor will be accessed via a new spiral staircase with the heating being provided by the introduction of additional heritage style cast iron radiators. It is proposed that the existing ground floor accommodation will be re-configured to provide a larger bathroom with an open plan kitchen, dining, and lounge area and an entrance lobby. New timber framed sash windows will be installed as shown, along with rooflights to the first-floor central stair lobby. Externally the new insulated wall structure will be clad with slatted timber boarding to match the existing ground floor cladding, and the pitched roof will be finished with traditional double lapped clay tiling. It is also planned that a new driveway will be formed with off road parking for one car.

About eXp UK, East of England

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
