Please tell us about the good and bad aspects of living in your local area:

Dalston has a strong mix of local amenities, including supermarkets, independent shops, cafés, restaurants, and bars, all within easy walking distance. There are good nearby green spaces such as London Fields and Hackney Downs, which are easy to reach. Public transport is very accessible, with Overground stations close by and frequent bus services. While services can become crowded during rush hour and traffic is busy at times, overall transport links are reliable and convenient.

How has the building management responded to any problems or issues you have raised:

The building management team has responded to all the issues we have raised throughout my 2 year stay with them. We have an app were I can log everything in seconds

Please share one thing (or more) which you wish you had known before you moved in:

That the area is quite lively, especially in the evenings and on weekends, which brings energy but also some background noise for example noise from Riddley Market

    Manager's response

Thank you for sharing such a detailed and positive review, Anna. We really appreciate you taking the time to reflect on your experience. It’s great to hear that you’ve found the development modern, well laid out, and well maintained, and that the shared areas and overall management have contributed to a safe and comfortable place to live. We’re also pleased that our communication and use of the resident app have made it easy for you to raise and track any issues during your two-year stay with us. Dalston is certainly a vibrant area, and we appreciate your balanced view on the energy it brings alongside the occasional background noise, particularly in the evenings and at weekends. Feedback like this is really helpful for future residents considering the area and the lifestyle it offers. Thank you as well for your kind comments about the landlord and for the excellent ratings across all areas. It’s always encouraging to know that our approach to customer service, maintenance, and overall management is working well. If there’s ever anything you need, our team is always on hand to help.

Please tell us about the good and bad aspects of living in your local area:

Dalston offers a wide range of local shops, cafés, restaurants, and bars within walking distance, catering to different budgets and tastes. There are several supermarkets and convenience stores nearby, as well as independent businesses. Open spaces like London Fields and Hackney Downs are easily accessible. Transport links are very convenient, with Overground stations and multiple bus routes providing good connections across London. At peak times trains and buses can be busy, and traffic congestion is common, but overall connectivity is strong.

How has the building management responded to any problems or issues you have raised:

Yes - we had a problem where there was water from a top floor that leaked and it was resolved. Management repainted the wall. Also the toilet broke and it was replaced promptly!

Please share one thing (or more) which you wish you had known before you moved in:

I don’t have anything in particular that I wish I knew in advance - I did get my phone snatched right outside the building from a scooter off my hand but I did already know London can be dangerous - I guess maybe there should be warning signs that thieves and phone robbers operate in the area however that is across London so not really that preventable

    Manager's response

Thanks so much for taking the time to leave such a thoughtful and balanced review, Andre. We really appreciate it. We’re pleased to hear that you’ve found the apartments well designed and the building secure, clean, and comfortable for long-term living. It’s also great to know that our team’s approach to communication, maintenance, and responsiveness has met your expectations, particularly around resolving issues like the water leak and the toilet replacement promptly. Dalston really does offer a brilliant mix of independent spots, green spaces, and strong transport links, and we’re glad that’s been a positive part of your experience. We also appreciate you being candid about the realities of living in London. While incidents like phone theft are sadly a wider city issue, we take resident safety seriously and regularly remind residents to stay vigilant, alongside maintaining strong building security measures. Thank you as well for your kind comments about the landlord being fair and reasonable, and for recommending us overall. Feedback like this genuinely helps us continue to improve and focus on what matters most to our residents. If there’s ever anything you need or anything we can do better, our team is always here to help.

Please tell us about the good and bad aspects of living in your local area:

Great range of local small shops and big stores, vast array of restaurants, bars and cafes in walking distance.

How has the building management responded to any problems or issues you have raised:

Generally fast responses on maintenance issues, most issues solved quickly, however small issue with "blackout blinds" in bedroom never fixed

Please share one thing (or more) which you wish you had known before you moved in:

Many changes in management team in the 3 years I've been living here, meaning not much continuity. Also, front square can be busy and noisy in summer months due to kids playing and people gathering there, often not responding to residents' complaints to keep noise down (only an issue when I lived in block B)

    Manager's response

Thank you for taking the time to share your experience and for such a considered and honest review. We’re really pleased to hear that you’ve enjoyed the apartment design, comfort, insulation, and the friendliness and responsiveness of the on-site team. It’s also great to know that maintenance requests have generally been handled quickly and with minimal disruption, and that the new communal workspace has been a positive addition. We appreciate your constructive feedback on facilities and additional services. Your comments around the potential impact of the new gym are completely understandable. We continue to work closely with operators and building partners to ensure any new amenities are carefully managed, with resident experience, safety, and noise considerations at the forefront. Thank you as well for raising the point about continuity within the management team. We recognise how important consistency is, particularly for long-term residents, and this is something we’ve worked hard to improve. Our current structure is focused on stability, clearer accountability, and stronger ongoing relationships with residents. We’re sorry to hear about the unresolved issue with the blackout blinds. That’s not the standard we aim for, and feedback like this helps us identify where follow-up may have fallen short. If this is still outstanding, we would strongly encourage you to raise it again so we can look into it properly. Dalston is undeniably lively, especially during the summer months, and we appreciate your balanced perspective on the vibrancy of the area alongside the occasional noise challenges. Thank you again for recommending us and for your thoughtful feedback. It genuinely helps us improve and refine the experience for everyone living at Dalston Works.

Please tell us about the good and bad aspects of living in your local area:

Local restaurants are great, with a lot of middle eastern and Turkish options. The quick access to two overground lines is also extremely convenient for getting into central London.

How has the building management responded to any problems or issues you have raised:

Yes, when I had issues heating water in my unit, management was quick to help with leveraging onsite staff and contractors to fix the issue.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to have known how audible the nearby overground line would be

    Manager's response

Thank you for such a positive and uplifting review, Riyad. We’re really glad to hear that Dalston Works has been a place where you’ve felt comfortable, well connected, and able to meet new people. It’s especially lovely to hear your kind words about the 24-hour concierge and on-site team. The team works hard to create a welcoming, supportive environment, so your recognition genuinely means a lot. We’re also pleased that you’ve enjoyed the community amenities, including the gym access and resident events like the book club. Dalston’s food scene and transport links are definitely highlights, and we appreciate you sharing that perspective for future residents. Thank you as well for your honest feedback about the nearby Overground noise. Being transparent about the realities of a well-connected location is important, and comments like this help others make informed decisions. We’re pleased that the issue with hot water was resolved quickly and that our team and contractors were able to support you promptly. Thank you again for recommending us and for taking the time to share your experience. If there’s ever anything we can help with, our team is always here.

Please tell us about the good and bad aspects of living in your local area:

Have always loved the Dalston area - one of the most interesting and vibrant parts of London. Lots of fantastic food and drink options, good charity/thrift shops, and great community feel. The development is very close to a large Sainsbury’s which is super helpful for the weekly shop. Also at the intersection of three overground lines so very well connected compared to other parts of East London.

How has the building management responded to any problems or issues you have raised:

Very quickly to resolve. One issue we had regarding the blinds wasn’t resolved but all others were fully rectified

Please share one thing (or more) which you wish you had known before you moved in:

The square outside of the concierge is often busy with children playing in the summer. Can be quite annoying and disruptive if working from home in the late afternoon.

    Manager's response

Thank you for taking the time to share your experience, Ollie, and for such a positive long-term perspective on living at Dalston Works. It’s great to hear that you’ve enjoyed the spacious apartments, interior finishes, and practical touches like modern white goods and balconies, especially over the summer months. We’re also pleased that the maintenance team has been able to resolve most issues quickly, often by the next working day, which is exactly the standard we aim to deliver. Dalston really is a vibrant and characterful part of London, and we’re glad the local food scene, community feel, and excellent transport links have been a big part of what you’ve enjoyed. Being so close to major supermarkets and multiple Overground lines is definitely a benefit for day-to-day living. We appreciate your honest feedback regarding the activity in the square during warmer months. While it’s a shared public space that brings energy to the area, we understand how this can sometimes be disruptive, particularly when working from home, and we do continue to monitor and manage behaviour where possible. Thank you as well for flagging the unresolved blinds issue. While we’re pleased that other matters were addressed, we recognise that any outstanding issue can be frustrating, and feedback like this helps us improve our follow-up and resolution processes. Thank you again for recommending us and for sharing such balanced feedback. Our team is always here if there’s anything further we can assist with.
