Description

VERY RARELY AVAILABLE - TWO INDEPENDENT PROPERTIES - A Detached 4 Bedroom House with a completely separate SELF CONTAINED ANNEXE - Purpose Built for quality independent living for a family member. Excellent location at the end of a quiet cul de sac, backing onto a small lane with fields behind. Within Parkside School Catchment area and only a mile from High Street. The original house was built in 1989 and has been completely modernised and updated to a high standard, both inside and out. Originally there was a double garage which then was extended and converted into the annexe. The garden is large enough to sub divide between the properties if desired. There is plenty of parking.

The Main House: The design of the house includes large hallways, galleried landings and plenty of storage. Off the hallway is a cloakroom and a Study. The Sitting room is a good square room with a central open fireplace, marble hearth and surround and an ornate mantelpiece. Doors lead out to a conservatory. The kitchen has lovely smooth lines, plenty of floor and wall cupboards and drawers, feature units and a breakfast bar. Integrated appliances include washing machine and dishwasher, five ring gas hob and combination double oven and microwave with extractor hood above. There is space for a large freestanding fridge/freezer. The Dining room extends from the kitchen and there are double doors out to the patio at the rear of the house.

On the first floor: The galleried landing is a good feature bringing lots of light to the first floor. Access to a partially boarded and insulated loft where the gas boiler is housed and an airing cupboard with recently installed hot water tank with pump. The main bedroom is king size with a range of built-in wardrobes, a great view over the fields behind and an en suite shower room.
The second bedroom also has a range of built-in wardrobes and an arch shaped window. There is one other double bedroom and a smaller double bedroom, currently used as a cinema room. The family bathroom has a 'P' shaped bath with shower, wash basin and wc with heated towel rail.

The Annexe: A good sized entrance hall with a deep built-in cupboard which doubles as an airing cupboard and coat and shoe storage. The kitchen has an excellent range of built-in wall and floor cupboards with an integral washing machine, gas hob and electric oven. Double, partially glazed doors lead into the Sitting Room which is a very good size with plenty of space for a dining table. A triple aspect room with doors out to the garden and a deep bay window. A feature fireplace could house a woodburner but currently has an electric point. The double bedroom has a range of built-in wardrobes with sliding doors and an en suite shower room. Access to attic where the gas boiler is housed.

Outside: The front of the property has a driveway providing parking for four cars and a grassed area with flower beds. There is access down either side of the house to the rear. Both the annexe and the house have separate patios. A level lawn extends behind both with a hedge and fence to either side and the rear boundary. A gate leads out to the lane and from here there are many public footpaths. The garden is South facing.

Services: Each property has its own gas boiler. Tax band F. Mains services.

The Green Lane Estate was developed in the 1980's through to the 1990's. Different builders were allocated plots bringing diversity to the builds with pockets of woodland interspersing the estate. A highly regarded primary school is on the estate and the secondary school is within walking distance. The town is only a mile walk from the house and there is a bus stop at the top of the estate to go into Heathfield, through to Tunbridge Wells and Eastbourne.
Heathfield is well served with local shops, supermarkets, medical amenities, cafes and takeaways. There is a very active community with many events and clubs for all age groups. There are main line stations at Stonegate (15 minutes drive), Uckfield and Crowborough (20 minutes drive).

Directions: From Heathfield High street go down Station Road from the mini roundabout. At the traffic lights go straight over and follow the road right to the bottom. Opposite the woodland turn right and again, follow the road right to the bottom where the property will be found.
