This beautiful, double-fronted Victorian house, set in approximately 3/4 acre of gardens, offers extensive accommodation & has been the subject of an award-winning extension to the rear, part of a total refurbishment undertaken by the current owners. The stylish, contemporary interiors are visually stunning and when combined with the grand proportions of this exceptional period home, offer something truly special.

Seller Insight:

What is your favourite room of the house, and why?

Without a doubt our favourite room is the extension that we added when we renovated the property. It’s where we spend most of our time and we still pinch ourselves that we live somewhere so fabulous! We love the cathedral ceilings which add to the sense of space. Theres loads of light year-round. The room comes into its own during the summer when the bi-fold doors, which run the length of the room, can be opened onto the decking & garden. In the colder months, the suspended fireplace is a fantastic focal point and makes the room feel snug and cosy.

Who do you think would be the next ideal owner?

The house lends itself to a family that wants plenty of space as it’s so spacious. However, it has also been perfect for us as a couple. We love entertaining and it has been the perfect venue for bringing together family and friends.

What do you love most about the house and why?

We love the sense of space, the contrast between period charm and modern, and the fantastic setting on the edge of Salisbury Plain – the views down the valley from the garden are fabulous!

What do you love about the local community?

There’s plenty to get involved in from running clubs and choirs, to gardening clubs and the Women’s Institute. Everyone is very friendly and really invested in the future of the community. Devizes has a very active calendar of events with Arts, Food & Music Festivals throughout the year.

How easy is it to commute from here?

The location is brilliant – it’s rural but getting around is super easy both locally and further afield given the proximity of both the M3 and M4. Devizes is 10 minutes’ away but within 45 minutes you can easily reach either Marlborough, Salisbury or Bath. We have commuted weekly to London by both car or train from either Westbury, Pewsey or Chippenham. Heathrow is also easily accessible by car in less than 90 minutes for business trips and holidays.

What made you choose this property over others that were available at the time?

It was love at first sight – we adored the proportions of the house, its village location within easy reach of major transport links, and the views from the garden were to die for!

Accommodation Summary:

Littleton Lodge is a beautiful, double-fronted Victorian house dating from 1879, set in approximately three quarters of an acre of gardens. It offers extensive accommodation and has been the subject of an award-winning extension to the rear, part of a total refurbishment undertaken by the current owners. The stylish, contemporary interiors are visually stunning and when combined with the grand proportions of this exceptional period home, offer something truly special. The approach is made via a gravelled carriage driveway, and the wide, open views to the rear feature the neighbouring vineyard, and ancient woodland beyond.
The renovation and extension of Littleton Lodge was completed in 2016, the substantial zinc-clad addition to the rear cleverly mirroring the architecture of the original house, whilst allowing light to flood in. A bespoke suspended log burner provides an eye-catching focal point, and of course ample heat for those cosy colder evenings. The extension won the LABC award for best extension or alteration to an existing building in 2017. The vibrant colour schemes and high-quality finish of the work carried out have elevated this handsome 7-bedroom home to a whole new level.

The versatile and flexible accommodation really does lend itself to many different configurations depending on your requirements, a perfect large family home or even boutique guest house as it has previously been used. The self-contained annexe has provided a lucrative income as a holiday let, but could function equally well as additional accommodation for staff or guests.

Ground Floor:

The front door opens into a large entrance hall leading to Library on the left and a Snug through to the Conservatory on the right. Both the Library and Snug feature working open fireplaces and hardwood oak flooring. The Dining Room follows on the right-hand side of the hallway and opposite this a Study, perfect for a quiet home office. The hallway provides access to a spacious cellar, the downstairs WC and also through into the kitchen/breakfast room with bright Corian worktops, which is very much at the heart of Littleton Lodge and has an adjacent utility room with separate side entrance. The kitchen then leads through to the stunning zinc clad reception room at the rear, flooded with natural light and featuring 2 sets of bi-fold doors onto the rear garden, vaulted ceilings, an impressively suspended bespoke log burner made by ‘Firemaker’ and a polished concrete floor with underfloor heating.

First Floor:

An impressive sweeping staircase leads to the first floor from the entrance hall and onto a large, light-filled landing with windows at one end and double doors leading onto a balcony at the front. The four double bedrooms at first floor level all benefit from an en-suite bathroom or shower room fitted with white marble, heated towel rails and mirrors.

Second Floor:

A separate stairway leads to the second floor, providing privacy from the other areas of the house. The main bedroom suite with two walk-in wardrobe spaces and large en-suite shower room offers a luxurious retreat at the end of a long day. There are 2 further double bedrooms at this level with shared bathroom. The bedrooms are of sufficient size throughout the house and have been so well catered for with en-suites that there are several that would make an attractive main bedroom, meaning the spaces can be easily interchanged depending on requirements.

Annexe:

The self-contained annexe was refurbished at the same time as the main house and to the same high standard. The kitchen/reception room leads through to bedroom with en-suite bathroom.

Outbuildings:

A double garage and double-height coach house offer excellent outdoor storage or potential for further conversion/development subject to the necessary consents. In addition, there is a large wood store.

Grounds:

Littleton Lodge features a mature wisteria surrounding the main entrance with abundant flowers in May. A large, gravelled area to the side of the house provides ample parking for numerous vehicles and there is an additional gate entrance from the road next to the coach house and garage, providing the potential for the annexe and outbuildings to be accessed separately. The gardens are extensive with the plot measuring just under three quarters of an acre. There are numerous mature shrubs and trees, well stocked beds and borders throughout, and attractive lawned areas. A gravelled area with raised borders to one side of the house leads onto a formal rose garden off the conservatory. From the rear of the house a large, decked area with raised patio has been created to form the ideal sun-drenched entertaining area with pergola, surrounded by native and exotic plants. The views to the rear are exceptional, with the neighbouring vineyard sloping away into the valley, ancient woodland and open countryside beyond, including the edge of Salisbury Plain.

Location:

The hamlet of Littleton Panell adjoins the village of West Lavington, on the edge of Salisbury Plain. A village shop with post office, GP surgery and pub are all within walking distance, and the thriving market town of Devizes approximately 5 miles away.
There is excellent independent and state school provision in the area. Independent schools include Dauntsey’s School just a short walk away, in addition to Marlborough College and St. Francis Primary School in Pewsey within driving distance.

Services:

Mains water, electricity and drainage
