A bit of area history if we may! Hatcham CA is a well-connected little-known residential pocket of south London. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house named 'Hatcham Park' was demolished circa 1840, terraced homes were permitted to be built. Saved from proposed demolition in the seventies (phew!), Hatcham Conservation Area was designated by Lewisham Council in 1990.

For rail travel, we've mentioned the two Fare Zone 2 stations which both offer Windrush line as well as regular services. Or take a short bus ride from nearby Old Kent Road to Elephant & Castle tube and beyond.

Your most local primary schools are Hatcham, Kender and Edmund Waller (all have good nursery provision too, from 3 years).

Central New Cross - an eight minute walk - has handsome historical buildings (even James Bond has passed through, in Skyfall!), and a contemporary art gallery (Goldsmiths CCA), plus an increasing number of pubs and eateries. We rate The Rose Inn, Wakey Wakey, Corner, The New Cross House, The Earl of Derby and The Amersham Arms.

All Saints Community Centre has classes and community groups, by Eckington Gardens - the local little park/playground we mentioned earlier (which has a strong 'friends of' group). New Cross's Telegraph Hill (Lower Park) area has a great Saturday market. Or stroll to or jump on a 436 to Brockley Market on Lewisham Way.

Nunhead, with its high street village vibe, is close as well: here we like Ayres bakery and FC Soper wet fish shop, as well as El Vermut, BARD4100, The Old Nun's Head and The Pyrotechnists Arms.

For the regular 'big shop', the big Sainsbury's with Argos that's just by New Cross Gate Station will serve you well, or it is a short drive to large Tesco stores on Old Kent Road (or Surrey Quays), or Aldi or Asda. A large Waitrose is on this side of Greenwich as well.

For more options, Peckham, Deptford, Brockley and Greenwich are close for markets, excellent restaurants and more parks. Surrey Docks Farm is good fun, too.
