Description

A beautifully presented and recently extended two bedroom cottage with an additional attic room. Located on a quiet country lane and backing onto open fields, just five minutes from the Sussex village of Burwash. Off-road parking and a large garden shed with power.

A generous entrance porch contains plenty of coat and shoe storage. The ground floor was extended in 2018, doubling the ground-floor accommodation and creating an open plan kitchen, lounge, and diner. The footings are designed with potential to add a second storey if desired (subject to planning permission). The lounge area benefits from a dual aspect with a large bay window and is open to the dining area, which has a door to the garden and space for a family dining table. The farmhouse-style kitchen comprises a range of units with wooden worktops, a Belfast sink and mixer tap, space for a fridge/freezer, dishwasher, washing machine and Range-style electric cooker.

Up the stairs to the first-floor galleried landing. Bedroom one overlooks woodland at the front of the property and is a generous double that can comfortably fit a king-size bed, with a decorative fireplace and plenty of space for additional furniture. Bedroom two is a double bedroom or a well proportioned single bedroom overlooking the garden. Completing the first floor is the family bathroom, which contains both a bath and a separate shower, a w.c., and a pedestal wash basin. Underfloor heating and a tiled finish. A second set of stairs leads to the attic room, ideal as a playroom or study, with views down the country lane.

Outside: The garden is tiered with a shingle area and a side return with a log store located by a side gate and two cherry trees. The front border is planted with hedging for privacy, and there is a large garden shed with power for external storage. A set of stairs with sleeper edges leads to a raised patio, which is ideal for entertaining. The top tier is laid to lawn and backs onto open fields. An area of 'stepover' fruit trees is located at the top of the garden containing apple, pear, plum and nectarine trees.
To the front, there is off-road parking for two vehicles in a private layby, which is owned by the property and bordered

Private Drainage. LPG fired central heating. Council Tax band: D.

Fontridge Lane is a lovely rural lane on the outskirts of Burwash, one of the most sought after villages in the area, with its High Street, lined with Lime Trees and consisting of period properties. It has retained its village shops and two pubs. It also has a village green (Swan Meadow) with tennis and basketball courts, cricket pitch, playground and village hall. There is a primary school and a village church, a medical centre and a range of local clubs and societies. Surrounding the village are many public footpaths, including walks around the National Trust land belonging to Batemans, the home of Rudyard Kipling. There are other National Trust open houses and gardens in the area, including Pashley Manor. A bus service runs through the village to either Etchingham Main Line station or to Heathfield Community College and the town itself, then on to Tunbridge Wells or Eastbourne. The two main line stations, Etchingham and Stonegate, are easily accessible in under 10 minutes' drive. For shopping, Heathfield is 6 miles distant with a large range of shops, supermarkets and general amenities, along with regular markets. The historic town of Battle is only 8 miles and also offers a good range of shopping facilities, schooling and amenities.

Directions: From the Bear Inn on Burwash High Street, head east towards Ethingham on the A265 for approximately 250m and turn right onto School Hill. Continue for 1.5mi before reaching a triangular junction. Take the left-hand fork. Continue for approximately 0.5mi, where the property can be found on the right-hand side.
