There are many people for whom the ultimate horror is having to live in a busy town centre, preferring instead the slower pulse of life, somewhere other residents are identifiable by sight rather than being simply an amorphous blob in a crowded street.

Sadly such locations tend by their nature to a bit too remote for convenience, leaving you with an unenviable commute to cater for life's necessities; Tesco's, the occasional meal out, a chemist, the doctor and so on but, if such an idyll could be found within a stone's throw of Hollywell and Flint and still retaining that indefinable village atmosphere while remaining easily accessible, would you be tempted? Of course you would.

Myn y Bryn is situated in The Catch in Halkyn, a scant few yards from the acclaimed Blue Bell Inn, and if that counts for nothing in your eyes, we can't be friends. This is one of a unique breed of traditional village pubs that has bucked the trend by avoiding being 'modernised' within an inch of its life, and is all the better for it, being at the true heart of the village.

As Hillaire Belloc wrote, "When you lose the last of your inns, then drown your sorry selves, for you have lost the best of England". Alright, I know this is Wales but he makes a valid point.

The bungalow is set well back from the road behind a low stone wall with a centrally positioned farm gate style entrance, with plentiful parking space lying adjacent. Today's Top Tip for anyone visiting here; always remember to close this gate behind you, or the local indigenous sheep roaming freely round the village are sure to pay you a visit, and they can be awkward to eject....very friendly, but awkward.

Around the front of the home, it is laid to stone flags which continue all round the perimeter. On one side lie the easily accessible LPG storage tanks fuelling the central heating while on the other, the space widens out to accommodate the two outbuildings.

The larger of these is in good condition; dry and equipped with both power and light this would make an excellent workshop with very little remedial work necessary while the other should purely be seen as suitable for storage.

The main front door is situated in the side of the gable protruding towards the road; opening this takes us into a large outer hallway which, were it fitted with bigger windows could almost double as a sun room, capitalising on its dual aspect outlook. A large radiator in here keeps it toastie warm.

Passing through the attractive semi glazed wooden inner door puts us in the main lounge, a well proportioned room again offering plenty of light thanks to its twin aspect windows. The principal focal point in the room is in the shape of the large glass fronted living flame gas fire sitting on a faux marble hearth. This provides a welcome glow of colour which always makes a place feel warmer, irrespective of the actual temperature.

A door in one side wall of the lounge opens into the main bedroom, a large and comfortably proportioned room overlooking the front of the home. This has the added benefit of not one but two separate fitted wardrobes sited in opposite corners. The presence of these negates the need for much in the way of free standing furniture, but should your tastes extend to formal dressing tables for example, there would be ample space to accommodate them.

Another door at the rear of the lounge takes us into the inner hallway where to our right lies the second bedroom.

As befits its station as the second room, this is smaller than the main one while also benefiting from its own fitted wardrobe. This protrudes slightly into the room but still leaves sufficient space for a double bed if one is required.

From the window, it is possible to see the rear garden in all its glory. The garden takes the form of a series of terraced slopes ending at the perimeter wall, where various plants and shrubs give colour while requiring a minimum of horticultural enthusiasm. There is also a space on the lower level for garden seats from which to take in the sun, after all your "hard work".

Beside the smaller bedroom is the bathroom, which has evidently been recently refurbished and done so to a high standard. Immediately inside the door is a modern, attractive and very efficient vertically mounted radiator, which means bathing will always be a comfortable occupation. A matching set of unitary hand basin and lavatory sit alongside the traditional bath, which is in turn fitted with a glass side screen preventing overspill and inadvertent splashing from the rain shower above. The shower is of the type that draws its hot water directly from the same combi boiler that powers the central heating.

Next door to this lies the dining room, which, while not a biggest room, is more than adequate for a home with only two bedrooms - unless you are a compulsive giver of lavish culinary soirees. There is more than enough space for a sensibly sized suite of table and chairs and a small amount of additional furniture, ideal when the grandkids come over for Sunday lunch!

Finally we move into the kitchen, a square room with a ceramic tiled floor and fitted units to three of the walls which are of dark wood with a dark grey marble work surface covering them. As it stands, everything is in excellent condition, making alterations purely a matter of taste for any incoming buyer, as there really is nothing wrong with things as they are.

All in all I feel this is a home ideally suited to someone of retirement age, seeking a quiet spot to relax in peace. To help in this, it is simplicity itself to run and maintain and of course, being all on the one level makes life as easy as possible for those less mobile. Should you not be counted among their number however, the bracing walks over open moorland just on your doorstep are an added attraction, and the proximity of the local pub the icing on the cake. It appears to need nothing in the way of work beyond pandering to personal taste and ticks a great many boxes.... so give Berry and George a call today, it'll be the best thing you do all day...unless you're a film star, racing driver etc, in which case, it'll be the 2nd best thing you do!

About Berry and George, Mold

16-18 Chester Street, Mold, CH7 1EG

Berry and George is a family business, after my two children, Hallie (Berry) and Steve....only kidding, he's called George! I started this business to make a difference after I was totally let down by a local agent when my father was terminally ill. You can verify this, just check out our fabulous reviews, you'll see this is all backed up by our many 5 Star Google Reviews, the highest for any agent in Flintshire.

Having been through the house buying process many times in my life, I understand first hand from your side how stressful a time it can be, that's why we aim to not only provide an exceptional marketing package, but also an excellent tailored service to ensure we can make your move as comfortable as we can.

We work alongside some excellent partners who can help in the process, such as an independent mortgage broker service and independent local solicitors, so whatever help you need, we are here to help you.

We charge a set fee with no hidden extras and are quite unique in that we are open for you 7 days a week and have no contract to tie you in, Berry and George is like no other Estate Agent.
