Description
Pomeroys Cottage is situated in one of the oldest streets in the village and was probably originally built over 200 years ago. The ground floor flows from a welcoming entrance into a sitting room with fireplace and wood-burning stove, through to a flexible dining and family room and into a conservatory at the rear. The handmade oak kitchen and substantial utility room reinforce the property’s family-friendly layout while contemporary comforts such as bespoke storage, quality appliances, modern sanitaryware and efficient electric panel heating ensure year-round ease. Upstairs there are two well-proportioned double bedrooms; the principal bedroom benefits from an en-suite shower room and there is a spacious family bathroom.

The property is rich in character with exposed beams and a wood-burning stove in the sitting room, yet it has been thoughtfully updated to provide modern convenience. A bespoke hand-built solid oak kitchen is fitted with Neff appliances and an integrated Miele fridge/freezer. A conservatory to the rear, a generous utility and a downstairs cloakroom provide excellent day-to-day practicality.

Most recently used as a primary residence, Pomeroys Cottage would equally make an ideal holiday home or letting property with the potential to earn a lucrative income.

Outside:
Unusually for a property such as this in St Mawes, Pomeroys Cottage benefits from a double garage located to the front providing excellent storage and/or additional parking. In addition, there is off-road parking for two vehicles immediately in front of the garage.

Steps lead to an attractive elevated front garden and patio lined with mature shrubs and trees offering a sunny and private sitting area.

At the rear a sheltered, walled and paved courtyard garden has been landscaped for low maintenance and captures the evening sun. A gate links to a pedestrian pathway, belonging to the neighbouring cottage, which provides an alternative pedestrian route into the village centre.
