Description

Pond Cottage is a Grade II Listed detached home with plenty of character, set in an idyllic position in the heart of the village of East Dean, overlooking the pretty village green and duck pond.
The property dates from the 16th century and features exposed timber framing with flint infill, render and red brick elevations, while inside there are exposed timber beams and brick-built fireplaces, with some modernisation required throughout. The property has also been extended to provide greater flexibility, including the potential for an annexe. The original main entrance to the home opens into the family room and dining room with its fireplace, which is fitted with a stove. There is also a dual aspect sitting room with wooden parquet flooring and a grand red brick open fireplace. A study offers useful home working space, and the utility room has space for home storage and appliances. The kitchen itself is fitted with storage units to base and wall level, with space for all the necessary appliances.
The more modern part of the home has its own entrance and the three bedrooms and ground floor bathroom provide flexibility, with the potential to create an annexe, subject to obtaining the necessary planning consents.
Upstairs, the original part of the house features a further three bedrooms. These include the principal bedroom with its en suite bathroom, as well as a further two double bedrooms.

The cottage sits in a central village position, just across from the green and with views towards the pond. At the front, the garden has an area of lawn, bordered by hedgerows and with pathways leading to both front entrances.
Parking is available at the side, where gates open onto a driveway and lead to the detached garage.
The garden at the rear is south facing and welcomes plenty of sunlight throughout the day. It includes further lawns, a small ornamental pond, a patio area for al fresco dining and a vegetable garden with a greenhouse.

East Dean is a small and picturesque village surrounded by the stunning open countryside of the South Downs National Park. It is conveniently located just seven miles from the bustling and vibrant city of Chichester.
The village is home to the popular Star and Garter country pub, 13th Century All Saints Church and village hall, and both neighbouring villages of Singleton and West Dean each have a primary school. Other highly reputable pubs with restaurants in close proximity include The Fox Goes Free in Charlton and The Partidge in Singleton.
The Weald and Downland Living Museum is close by as well as West Dean House, College of art and conservation, wonderful restored gardens and restaurant. There is also a local village store and tea room within the West Dean Estate.
Sailing may be enjoyed at the many centres around Chichester Harbour and there are miles of foot and bridlepaths on the South Downs, including the Monarch's Way which passes just south of East Dean.
With easy access to Goodwood, the location is ideal for those interested in horseracing, golf and for motor enthusiasts wanting to attend the annual Festival of Speed and the Revival meeting.
Nearby Stansted House, an Edwardian mansion set in 1800 acres of parkland, is well known for its annual garden show, outdoor theatre and concerts, afternoon cream teas, garden centre and farm shop.
Chichester is just 7 miles away and offers extensive shopping, supermarkets, restaurants, cafés and leisure and cultural attractions, including the renowned Festival Theatre, Minerva Theatre, ancient Cathedral, Summer Arts Festival, galleries and museums.
The Chichester mainline railway station has connecting services along the South Coast and into London Victoria, and from nearby Havant there are services to London Waterloo. By road, the A27 provides easy access towards the A3(M) and the M27.
