Description
Built around 1865, The Mill House is a traditional stone property with a slate roof. It sits within generous garden grounds and has a south-facing outlook at the rear, out towards the surrounding countryside and the hills beyond.
Accommodation
A part glazed door opens into a welcoming entrance vestibule, offering ample space for storing coats and boots. To the left is a convenient WC, fitted with a wash basin and having a window to the side.
The spacious dining kitchen has an excellent range of white wall and base units, complemented by black granite work surfaces and contrasting tiled splashbacks. A window overlooking the rear garden sits above a Belfast-style sink. The gas hob has an extractor hood above, and integrated appliances include double electric ovens and a fridge/freezer. There is additional space for a freestanding washing machine, along with a useful pantry cupboard.
An inner hallway leads to the generous hardwood garden room, laid with slate flooring and set on a stone dwarf wall and incorporating part of the original cottage wall. Surrounded by windows, it is a bright and inviting space, with an external door opening directly into the garden. Beautifully presented, the room enjoys stunning views across the hills beyond.
The living room has timber flooring and a wood-burning stove set on a slate hearth with a timber surround. A window overlooks the garden and the hills.
Completing the ground floor accommodation is a single bedroom with a front-facing window.
On the upper floor are two further double bedrooms, each with built-in wardrobes and south-facing dormer windows. The family bathroom includes a bath, wash basin, WC and a separate shower, with a large Velux window allowing generous natural light. Two additional Velux windows brighten the upper hallway.
Blair Atholl lies at the southern edge of the Cairngorms National Park, where the Rivers Tilt and Garry meet. The village is a popular and desirable location, well regarded for its impressive surrounding countryside.
Local facilities include a garage and shop, primary school, the Atholl Arms Hotel, Blair Castle, a doctor’s surgery, hairdresser, licensed grocer, and a village hall. The River Tilt runs close by and offers salmon fishing. Sporting and recreational amenities include a bowling club and the Blair Atholl Golf Club. The village is also home to Scotland’s oldest working watermill, powered by the River Tilt. It is a pleasant spot to stop for coffee or lunch and to watch the traditional production of stone ground oatmeal and flour.
Transport links are excellent, with the A9 providing access north to Inverness and south to Perth. Blair Atholl railway station offers services to Edinburgh, Inverness, and a direct sleeper service to London.
Glen Tilt sits on the edge of the village and is surrounded by high mountains, stretching all the way to Deeside. It offers an excellent variety of walking routes through woodland, open glens and hillsides. Other notable attractions include the Atholl Gathering and Highland Games, and the nearby Tay Forest Park.
Pitlochry is the nearest town and provides a wider range of amenities, including independent retailers, restaurants, a supermarket, community hospital, and the Pitlochry Festival Theatre. Situated beside the River Tummel, Pitlochry is especially lively during the summer months. Nursery, primary, and secondary education are available at Pitlochry High School.
Mains electricity, water and drainage, and oil fired central heating. Propane gas supplies the kitchen hob.
On the approach to the cottage, a timber picket fence encloses the front garden, which includes both a lawned area and a gravel section with boxed flower beds. In addition to the detached garage, there is ample space to park several vehicles.
A timber gate leads into the rear garden, enclosed by a high hedge that provides excellent privacy. The garden is arranged in two distinct sections: to the left are boxed planting beds, a greenhouse and a garden shed, while to the right lies a lawned area with a useful seating spot to one side. Tucked into the corner is a timber log store.
Travelling north on the A9 for about 7 miles beyond Pitlochry, take the exit signposted Blair Atholl and Bruar. At the T junction, turn right onto the B8079 and continue for approximately 1.7 miles. When you reach the Atholl Arms, turn left onto Ford Road. Follow the road over the level crossing, passing the Blair Atholl Watermill on your left. Mill House is the cottage on your right, just beyond the Mill Lade.
