What The Owner Says
"This has been such a happy home for us. The three genuinely good bedrooms have made a real difference, each one is a proper, usable space for family, guests or working from home. We’ve loved the modern kitchen, it’s the heart of the house and where we naturally gather. The hallway/utility area is also a huge practical bonus, keeping coats, shoes and laundry separate from the main living space and making everyday life feel organised.
The south-east facing garden has been a real highlight. From around 10am right through to sunset, the sun pours into the garden, and in the summer it stays bright well into the evening, perfect for BBQs or relaxing after work. It’s private, with no rights of way, and we’ve spent hours happily gardening and pottering outside. The road is quiet yet friendly, and we’ve loved being able to walk into the city centre with the kids or head up to Crookes and Bole Hills when they need to burn off some energy."
From the moment you step in through the rear entrance, this home feels warm, practical and perfectly set up for modern living. There’s space for coats, boots, the washing machine and tall fridge freezer – ideal after muddy walks or busy days out, before the house opens up into the heart of the home.
The dining kitchen is a brilliant social space. Contemporary units run in an L-shape with storage above and below the worktops, plus a large additional cupboard to keep everything neatly tucked away. There’s an integrated electric oven with hob above, slimline dishwasher and a sink perfectly positioned beneath the window overlooking the garden. With space for a proper dining table, it’s easy to imagine slow Sunday breakfasts, midweek catch-ups and friends gathered round with a bottle of wine. Stairs rise to the upper floors, and a door from the kitchen provides access down to the cellar, which runs beneath the front of the property and offers excellent, practical storage space, while the living room flows just off this area.
At the front of the house, the living room offers a cosy retreat. A chimney breast adds character and there’s plenty of room for comfortable seating, a lovely spot to unwind in the evenings.
The bathroom sits on the ground floor and is finished in a clean, practical style with a bath and shower above, washbasin with built-in storage and WC.
Upstairs, the first floor hosts two generous double bedrooms, one to the front with built-in storage and another overlooking the garden, perfect as a main bedroom or spacious second room.
The second floor provides a further double bedroom tucked away beneath the eaves, with two Velux windows bringing in great natural light. It works brilliantly as a guest room, children’s bedroom or home office, a versatile space that can adapt as life changes.
Outside, the south-east facing rear garden really comes into its own. A fantastic paved patio sits directly behind the house, made for summer BBQs, evening drinks or a quiet morning coffee in the sun. Beyond that, a neat lawn and raised flowerbeds soften the space, with room for a shed at the rear.
To the front, there is a small garden with established flowerbeds, steps and a pathway leading up to the front door, along with practical storage space for bins, creating a welcoming yet functional approach to the home.
