Town Farm, a Grade II listed barn conversion, just to the east of the market town of Reepham, is more than a home. Cottages
Within the grounds of Town Farm are a pair of traditional single storey barns, converted to create two self-contained dwellings complete with private parking and gardens. Both barns are let on Assured Shorthold Tenancies, but could be used for holiday lets or in many other ways to fulfil personal requirements.

The barns are identical in layout. At the front, and south facing, is a living room, entrance hall and two bedrooms, one of which is en suite. At the back of the barn is the kitchen, a bathroom and a further bedroom/reception room. There is good ceiling height for a building of this nature.

Gardens and Grounds
A gravelled driveway sweeps up to the house, to an expansive gravelled parking and turning area which continues to loop round an area of lawn, and back to the road, so effectively an in and out drive. The drive also continues to the back of the principal barn, with further parking, four bay car port and garage. These are in a rear courtyard, part of which is paved to create a delightfully sheltered seating area, a real sun trap with a east and south aspect.

The main gardens are to the west of the barn, and have been established to create a charming backdrop. Well stocked herbaceous beds, kitchen garden, gravel garden, shrubs and sweeping lawns all help to provide interest, colour and relaxing areas to sit and enjoy. A summer house gives a good view back to the house, as does an area paved with Norfolk pamments, it is a garden that’s a joy to be in.

Location

Town Farm is in the village of Booton, just to the east of Reepham. The village has the Eves Hill Farm shop, known for selling locally sourced produce, including milk and bread from the trendy ‘Bread Source’ bakery, together with selling is own grass fed beef, free range pork, and eggs.

The market town of Reepham is a charming rural town with a weekly market that was established in 1277. The distinctive market square is host to antiques fairs, and is the focal point of the town with the imposing Dial House, the neighbour of The Old Bakery, a boutique bed and breakfast and host to ‘Bread Source’ artisan bakers and cafe, a delicatessen, butchers, public house, florist, gift shops, antique shops and post office. Beyond the market place is a Co-op & Spar, further antique shops, news agent, health care centre and cafes including the Railway Station, on the edge of the Marriots Way, a public owned 26 mile long disused railway between Norwich and Aylsham, providing excellent walks. The town has become renowned for its state education, with a highly regarded primary school, and an ‘outstanding’ secondary school with sixth form college.

The ever popular town of Holt is about 10 miles and is famous as the home of Gresham’s Public School as well as for its excellent independent shops and restaurants. The town of Aylsham is about seven miles and also has a lovely market square, with the national trust owned Blickling Estate to the north-west of the town. There are also excellent shopping facilities.

The cathedral city and regional centre of Norwich is about 12 miles and the North Norfolk Coast, renowned for its sandy beaches, bird reserves and sailing facilities is about three miles to the north of Holt.
