Description

A stunning example of an original "Schwarzwald" (Black Forest) Villa featuring a unique staircase tower and a substantial front garden with a natural spring-fed fountain. Village location close to all amenities. Suitable as both permanent residence or holiday rental/home income.

It's extremely rare that these kinds of properties become available as they are typically kept in the family for generations.

This charming family home boasts a front and back garden of equal size, the whole plot comprising in excess of 800 m2. Set in a central village location, all essential amenities are close by so you can make the most of rural living combined with city comforts. The nearest tram stop is only a 10 mins walk away from the house with good connections to other towns, cities and regions. Local bus stops are just a stone's throw away too. From the house you have direct access to Black Forest walks or mountain biking within 5 minutes.

Built around 1907 it features a striking expansive spiral staircase tower on its eastern façade. Its natural spring-fed fountain in the south-facing front garden is a particular feature with ice cold water to dip your feet in at the height of summer (or to cool your drinks when entertaining family and friends). Wind down on the entrance terrace on a summer evening or watch the buzzards soar over the village.

The tranquil back garden is mainly laid to lawn and would be ideal for a vegetable plot and further patio area, if so desired.

The majority of the windows are modern and in good condition whilst any remaining original windows are to be retained. In December 2024 a top of the range new Gas CH system was installed whilst preserving the stunning original cast iron radiators from 1928.

Décor to some parts would benefit from upgrading/modernisation depending on personal preferences. There is some scope for improvements in some areas of energy efficiency.

The building is listed with many of its original architectural features retained.

Despite some restrictions due to its listed status, there is enough scope for you to put your own stamp on the property and transform it into a wonderful and truly special home. Additionally, if you are a taxpayer in Germany, there are substantial tax breaks and grants available on any work you may decide to do due to its listed status.

The property is located in Höfen an der Enz (approx. 1 ,700 inhabitants) in the Northern Black Forest. The village spreads along a valley surrounded by hills covered with typical Black Forest trees. Further villages and towns are dotted around the valleys in between hills with the area being very popular with tourists too.

Liebenzeller Straße is centrally located in the village with good connections to schools and shops. The village has a thriving social scene in the form of village fetes, sports and other clubs, with the nearest original Art Nouveau spa being just 10 minutes down the road in nearby Bad Wildbad.
During the summer months the local lido (heated) is just across the road with further lidos and lakes nearby.

The region offers a rich cultural heritage with an abundance of castles, palaces and monasteries on hilltops or within cities and towns. Music venues, including many international acts and shows are all within easy reach. Theatres, museums, zoos and other family attractions can be found in Baden-Baden, Karlsruhe, Pforzheim and further afield.

Summers are hot and lend themselves to outdoor living and to enjoy the many open-air performances and festivals in the area. Access to the Black Forest is within 5 minutes walk, offering plentiful opportunities for hiking and mountain-bike enthusiasts. During the colder months there are plenty of opportunities to make the most of winter sports such as skiing, ice-skating and tobogganing.

The Baden-Württemberg wine road is less than half an hour away, with many vineyards selling from the premises and offering wine tasting sessions. The best German wines are consumed at home with very few finding their way into any supermarkets. There is a further famous wine road across the Rhine River in the Palatinate region.

There is a fishery in the village which sells trout and other fresh-water fish from the premises. They also offer fish specialties in their restaurant which is set in an original Black Forest water mill (Die Alte Mühle), whilst Hotel Ochsen is famous for its gigantic portions of Black Forest Gateau. The region boasts a varied selection of local specialties and international cuisine for all tastes.

The village is nestled between Pforzheim and Bad Wildbad with access to the regional tram line - all being part of the Northern Black Forest recreational area.

Höfen is located on the federal highway 294 (Bretten-Pforzheim-Freiburg)
Nearest motorway is the A8 near Pforzheim, 17 kilometres away.

Karlsruhe and Pforzheim are connected to the national rail network. S6 tram lines run 3 times an hour to Bad Wildbad and Pforzheim, some of which continue beyond Pforzheim to Bietigheim-Bissingen or Wörth in the Palatinate across the Rhine River. Stuttgart and Tübingen, a medieval student town, are also just an hour's drive away.

The French border is under an hour away so you can enjoy day trips to Strasbourg or Wissembourg or go for a walk through the rolling hills of the Alsace region with its never-ending rows of vine.
