Torbay Council invites offers from parties interested in entering into a Lease for the right to operate the café at Torre Abbey, The Lease will be a 3 year lease with landlord / tenant break at any time from Oct 2027 onwards on serving 1 month's notice.

Location.
Torre Abbey is Torbay's most historic building, located on the seafront in Torquay. The Abbey is a Grade I listed building within a scheduled ancient monument site dating back to 1196 and set within 18 acres of garden and parkland. It's also a multi-award-winning visitor attraction housing an impressive art collection boasting over 600 incredible works of art from the 18th century to the present day.
This Torbay Council owned museum and gardens is also a centre for creativity and culture, offering events and workshops as well as hosting world class exhibitions alongside creative work from the cream of local talent.
The grounds are dog friendly and just a stone's throw from Torre Abbey Beach, a beautiful long sandy south facing beach. The Abbey in its own right is a significant heritage attraction which attracts footfall of approximately 25000 paid visitors each year, providing a ready-made customer base.

The Lessee should be aware the property is a grade I listed building on a scheduled monument site and therefore there are restrictions, e.g. no gas for cooking, no deep fat fryers & restrictions on cleaning products which can be used. No changes can be made to the site without agreement from the Torre Abbey team and Historic England. Torre Abbey staff can provide guidance.

Use
Café/Tea-room serving hot and cold drinks and snacks. The café should be open during the Abbey opening hours typically Tuesday-Sunday 10am-5pm, longer by agreement.
The Lessee will have the opportunity to bid for supplying catering services to selected Torre Abbey events and weddings.

The Lessee would need to understand and comply with Torbay Councils Fire Risk Assessment for Torre Abbey.

Regulations & Licences
The tenant will be responsible for obtaining all necessary permits to operate, including but not limited to Food Hygiene certification, alcohol licence (if required).

Legal Costs
The incoming tenant will be expected to meet the council's reasonable Legal costs incurred in the transaction.

Insurance
The tenant is required to obtain their own contents insurance and liability insurance.
