The plot extends to approximately 0.28 acres. Adjacent to the plot is the recently developed One Dalhousie site by Walker Group which comprised 28 houses. The plot can be accessed from Burnhead Road and has a private access road. To the west of the site lies Dalhousie Dairy, a small farmhouse and collection of small industrial sheds.

The site is located in Bonnyrigg, a popular commuter town, approximately 7.5 miles from Edinburgh City Centre. Bonnyrigg is the largest town in Midlothian; the town centre offers a range of local shops, convenience stores, cafes, restaurants and pubs.

There is a provision of larger scale retail in the neighbouring towns. Tesco Superstore is located c.1 mile from the site in Dalkeith. Straiton Retail Park is approximately 5 miles from the site offering a strong retail provision including IKEA, M&S and Dunelm, as well as food and beverage establishments.

There are strong transport links to Edinburgh city centre including frequent bus routes such as the 31 and 29 that have journey times of 40 minutes. Eskbank train station on the Borders Railway is approximately 1 mile from the site and offers journeys to Edinburgh Waverly in 20 minutes.
