Description
The main house
The ground floor opens via an entrance hall (4.43 m²) into a sweeping living and dining room of 34.57 m², full of light and well suited to family life and entertaining. A separate music room or study (11.25 m²) adds flexibility rarely found at this price level. The kitchen (8.65 m²) is compact but practical, and the ground floor is completed by a guest WC (1.21 m²) and a small service corridor.
The first floor offers three bedrooms — 13.71 m², 14.11 m² and 11.06 m² — served by a shower room with WC (6.31 m²), a separate WC (1.30 m²), and a dressing room (3.97 m²).
The second floor provides two further bedrooms of 11.30 m² and 21.03 m², along with a bathroom (2.37 m²) and a second dressing room (3.43 m²). The larger second-floor bedroom benefits from additional floor area under the eaves.
The full basement — comprising a laundry room (27.25 m²), a multipurpose room (15.25 m²) and a cellar (8.17 m²) — adds substantial practical storage and utility space below ground level.
The dépendance
The separate dwelling is fully self-contained, comprising a living room/kitchen (16 m²), shower room (5.6 m²), bedroom (17.52 m²) and mezzanine. Currently tenanted, it will be vacant on completion. Its configuration suits a range of uses — accommodation for family or guests, a home office, or an artist's studio — and represents a ready-made source of rental income. Subject to local planning rules, a plot division may also be worth exploring.
Outside
The mature garden extends across a total plot of 1,049 m², providing generous outdoor space with room for children, a kitchen garden or further landscaping according to taste. Off-street parking is available for several vehicles.
Location: Mériel
Mériel is a town of around 4,800 inhabitants, well served with everyday amenities including a bakery, local shops and schools. The town has a proud cultural identity: the actor Jean Gabin spent his childhood here, and the town has dedicated a museum to his life and work.
Just 300 metres from the house, the River Oise promenade invites an easy stroll along the water's edge all the way to the market town of L'Isle-Adam. Voted France's most pleasant town in 2019, L'Isle-Adam is home to a vibrant weekly market (Tuesday, Friday and Sunday mornings), a wide choice of restaurants — many with riverside terraces — and France's largest river beach, which opens each summer on the banks of the Oise. The town also offers a 18-hole golf course, horse-riding, river cruises, the 18th-century Pavillon Chinois de Cassan (a listed historic monument), and the Louis-Senlecq Museum of Art and History. The surrounding 1,500-hectare forest provides further opportunities for walking, cycling and riding.
The nearby village of Auvers-sur-Oise, just a few kilometres away, is celebrated internationally for its association with the Impressionist painters, most notably Vincent van Gogh.
Transport connections
Mériel station provides direct trains to Paris Gare du Nord in approximately 42 minutes, giving excellent access to the capital for work or leisure. From Gare du Nord, Charles de Gaulle International Airport (CDG) is a further 34–40 minutes by RER B, placing the airport within approximately 1 hour 15 minutes to 1 hour 20 minutes door-to-door — a practical consideration for international buyers or frequent travellers. Eurostar services to London depart from Gare du Nord.
By car, the A15 motorway provides fast access to the Paris ring road (Périphérique) and to Cergy-Pontoise, the main commercial centre of the northern Val d'Oise.
