Description
The Tour
Architect-designed Tanswell Court is a striking building with red bricks and exaggerated gables. A communal entrance with emerald-green tiles leads to a lobby shared by four apartments (two of which have their own entrance), where a lift and stairs provide access to the first floor. There is underfloor heating throughout the apartment, along with triple glazing and an MVHR unit.
Entry is to a large hallway, where the home’s serene palette is introduced. Two deep cupboards here provide storage for coats and shoes, as well as utility. Directly ahead is a large, open-plan living space, with triple glazed windows offering a triple aspect, and soft off-white walls. The light brought in by windows along two sides is added to by that brought in by large casement doors to the balcony.
The kitchen is at the opposite end of the plan; an openness between the two spaces creates a sociable atmosphere. Here, light grey cabinets are topped with bespoke rosewood-stained hardwood ply worktops, which the owners have reclaimed, and appliances include a Bosch induction hob, dishwasher, electric Bosch oven and separate Bosch microwave as well as an integrated fridge-freezer. There is plenty of room for a dining table and chairs, although the room’s versatility allows for various configurations.
Rich paint colours have been applied in the bedrooms: a 'Dix Blue' in the generous principal, and a 'Hay' by Farrow & Ball in the second. The former has a full height picture window framing views of the balcony, along with a demarcated dressing area with fitted, mirrored wardrobes. It has also been used as a handy office space in the past. Opposite, an immaculate bathroom with crisp neutral tiles and 'Light Blue' walls has a bath with an overhead rainforest shower.
Outdoor Space
The balcony is generous, with space for different zones and plenty of room for plants. Its ruddy material palette is a continuation of the home’s distinctive façade. Green views extend over a neighbouring allotment and towards Nunhead Green, while a mature willow tree provides shelter.
The Area
Tanswell Court is brilliantly positioned for the best of Peckham, Nunhead and Brockley. Nearby Nunhead High Street has a traditional butcher, baker and fishmonger, plus the ever-popular Goodcup cafe and Alkemi Store. Dinner For 100 is a well-loved pizzeria which hosts social events each month, and there's a choice of three pubs on Nunhead Green alongside El Vermut, a popular bar specialising in Vermouth. Peckham is an increasingly sought-after area of south-east London, in part due to its excellent independent restaurants, bars and cafés, including perennial favourites Forza Wine, Levan, and Artusi.
The beautiful Nunhead Cemetery is a 10-minute walk from the house. The cemetery was consecrated in 1840 and is one of the seven great Victorian cemeteries established in a ring around the outskirts of London. Peckham Rye Park is also nearby.
The cafés, restaurants and bars of Brockley are all within easy reach, including the now-legendary Browns of Brockley coffee shop, and wine bar Joyce. Other local favourites include Salthouse Bottles, for wine and beer, and community-owned pub The Ivy House. Brockley farmers’ market runs nearby every Saturday.
Nunhead rail station is an 11-minute walk away, and runs services to Victoria in 16 minutes and Blackfriars in 18 minutes, as well as to Sevenoaks in the other direction. Queens Road Peckham is only slightly further afield.
