Description

A43030GC71 - Beautiful house completely renovated with nice views of the Loire Valley. The house is very high from the river, so there is no risk of flooding.
Located on the outskirts of the village, on a very quiet street where only local traffic passes. The house has a front garden and is therefore located a little off the street. In front of the house, on the other side of the street, is another plot of 1857 m2 included in the sale. Around the house is a garden of 1730 m2.
The house consists of: On the ground floor:
A living room with a white beamed ceiling. A very bright space thanks to the two large windows at the front and the glazed front door, which allows you to have a beautiful view of the Loire from the living room. And a large window on the side too. So a nice bright living room. This room is heated with a wooden insert and there is also a heat pump. The heat pump provides heat in winter and coolness in summer. The built-in fireplace blows heat throughout the house by means of grilles in the rooms on the 1st floor and in the bathroom on the ground floor. In the living room there is also electric underfloor heating. There is a connection for TV in this room.
The kitchen:
Again, the space is very bright thanks to numerous windows above the work surface, a double glass door at the back and a single glass door that leads out to the garden. Very nice, such a bright kitchen. The electrical box is well hidden behind a panel in this kitchen. There is a double sink (one small and one large). Here the cooking is done on an induction plate. And there is a combi electric oven. (hot air and microwave oven). There is a hood above the cooktop. There are plenty of outlets in the kitchen around the work surface. There is a large table with 6 chairs in the kitchen as well as a large wardrobe and chest of drawers.
From the kitchen we have access to the toilet with sink. From here there is a sliding door leading to the utility room with washing machine, storage space for cleaning products, a shoe rack and a 100 litre water heater. There is a small entrance hall at the garden door.
On the other side of the living room we find the 1st bedroom. A wonderful large bedroom with the bathroom and a dressing room. From the room you have a beautiful view of the Loire Valley. A fixed airconditioner is placed under the window. From the bedroom you can walk through the dressing room with plenty of storage space to the bathroom. Bathroom with walk-in shower, toilet and sink. There is a CMV in this bathroom, the walls and floor are tiled and there is electric heating, but the wood burning fireplace in the living room also blows its warmth here.
On the first floor: we find two large bedrooms with magnificent exposed beams. They have really succeeded in preserving the old charm of the house here on the upper floor. There is plenty of storage space through the built-in cabinets. There is even a small sitting area on this floor and a bathroom with private toilet and even a small kitchen area for overnight guests. This upper floor is currently only accessible by an external staircase. But it is possible in the house to create an interior staircase so that the upper floor is also accessible from the inside. The upper floor is heated by electric radiators, but the wood heating in the ground floor also blows its heat here. There is a separate 75 litre water heater on the upper floor.
Thanks to the totally separate upper floor with its own bathroom, a lounge area and a kitchen area, it would be possible to manage guest rooms here. The facilities are there in every way possible.
The garden: the house is located in the middle of the garden. There is a front garden with a terrace, as well as several parking spaces for several cars. From this garden, you have a beautiful view of the Loire. To the rear and side of the house is a beautiful flat garden. Several terraces have been built here and there is a wonderful heated saltwater swimming pool of 32 m2 with a maximum depth of 1.35 m.
Along the pool is a carport. This one was recently installed. There is a shelter so you can sit in the shade along the pool. To the rear of the garden there is an outbuilding of 6x10m with windows and concrete floor. The wooden ceiling of this barn is insulated. There is a tiled roof over the barn. There is a well in the garden. There are several terraces to the rear and front of the garden, which can be covered in the summer to create shade. There is a wood-fired pizza oven along the terrace at the back of the pool.
Across the street, at the front, is another lot described as building land. So something can be built on it. It must be taken into account that this land is located along the Loire, and therefore in a flood zone. In addition, if it were to be built on this land, we would lose the beautiful view from the living room over the free nature along the Loire. That's why it's important that this land is sold at the same time as the house. This way you keep that beautiful view unobstructed for as long as you want. A horse or pony can be left on this land, or a few sheep. Or a vegetable garden along the river, always enough water to irrigate the garden. A playground for the kids, or your own private beach along the Loire... Many possibilities.
Nothing prevents you from enjoying life and tranquility in this house to the fullest. A beautiful place, a very nice view, and the house is really fully equipped. It's really wonderful to stay here. The owners are selling the house as they are returning to the Netherlands to be with the children and grandchildren. They enjoyed this house as a permanent residence for many years. It is with pain in their hearts that they leave this beautiful place again.

Advice on buying French property

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
