Description

Set in a plot of just over a quarter of an acre and located in a very well regarded village, a substantial detached house of great versatility offering five bedrooms, two bathrooms and five receptions
Comment from Robert Reed of Gascoigne Halman

If space and flexibility are the top criteria for you, then this superb family house is a first class option. With 2757 square feet on offer, it will be find to hard a house at this price level that offers as much value as this excellent offering. Moreover, the plot is equally impressive, extending to just over a quarter of an acre.

Upon entering the property, the entrance hall establishes an immediate sense of elegance and scale, featuring polished wooden flooring and high-quality internal doors that provide access to the primary reception rooms.

The main living room is a space of fantastic proportions, benefiting from natural light that pours in from two sides. The room has a feature fireplace housing a wood burning stove which serves as a warm and inviting focal point, all set against the backdrop of meticulously stripped and polished wooden floors.

Flowing seamlessly from the hallway, double doors open into a dining room that is perfectly positioned for entertaining. Its proximity to the kitchen makes it highly functional, while additional double doors lead into a bright conservatory that offers views over the rear garden. For a purchaser with an ambitious vision, there is clear potential to integrate the kitchen, dining room, and conservatory into a single, expansive open-plan living area that would serve as the heart of the home.

The ground floor continues to impress with a versatile additional reception room located on the opposite side of the house, which features double doors opening directly onto the rear garden. This space is complemented by a dedicated study that provides a quiet and professional environment for those working from home.
On the first floor, the property provides five well-appointed bedrooms. The principal suite large, featuring its own walk-in wardrobe and a dedicated ensuite bathroom. The remaining four bedrooms are all generously proportioned and are served by a family bathroom finished to an excellent standard.

The loft area has been boarded and carpeted, with power and lighting, offering significant additional storage and potential.

Turning to the outside, this pretty property is set back on this private road, which is shared with just three other households. You will find ample off-road parking with a driveway to the front, as well as additional parking opposite the front garden area, a real bonus.

The property also benefits from an integral EV car charging point, with a ring security system including a driveway camera and floodlight. The former garage has been turned into a useful storeroom.

To the rear is a generous garden, enclosed with panelled fencing, trees and hedging and laid mainly to lawn, plus an attractive feature pond stocked with fish.

For a personal description of the property or to arrange a viewing, please contact myself or a member of the team at the Tarporley office.
