Description

Best and final offers invited by 1pm, Monday 16th March.

Architect-designed three double bed, two bath apartment of over 1250 square feet, with a Freehold-share and designated off-street parking to the front of the building (additional permit-parking is available on the street). To round off that splendid lot, the property is being sold without a chain.

Find it within leafy Camberwell Grove Conservation Area. Denmark Hill and Peckham Rye stations are reached by foot in 10 and 12 minutes respectively.

The immaculate and turnkey home is delivered over two upper floors, with a generous and sunny south-facing balcony that is blessed with open verdant views (as is the massive reception space).

Throughout the property, you have underfloor heating, Dowsing and Reynolds light switches and plug sockets, and plenty of welcome built-in storage.

Into the neat communal hall and it is up one flight of stairs to your own front door. You open into a smart hall with built-in oak shelving.

Take a right and you land in the huge, double-aspect reception area, which stretches over 22 feet. It has a wonderful real fire for cosy nights in, and four tall and timber-framed glass doors which open to that low-maintenance balcony we have already mentioned. This is an utter treat whatever the season, thanks to its full southerly orientation.

The beautiful kitchen (open-plan to your reception) is a custom-handmade Harvey Jones one, with Miele appliances (dishwasher, dual microwave/smaller oven, full size oven and slow cooking/warming oven) as well as inbuilt bins and Quooker hot water tap, and an integral large fridge.

Moving through the flat, you'll next find a modern shower room with large walk-in shower, smart mirrored cabinets, and large profile tiling.

Adjacent is the first of the three double bedrooms (14 feet by over 10 feet), which can also be happily used as an additional reception room. Three timber-framed sash windows look out onto tall trees and street views. Solid oak floors are a pleasing, pervading theme, and continue up the stairs.

On the second floor, find two further double bedrooms. The bedroom to the front is over 14 feet by over 12, with one regular and one skylight window (you also have a skylight window over the stairwell). It has a built-in wardrobe and handy eaves storage as well.

The master bedroom, to the rear, is over 14 feet by over 13 feet, and has storage galore in both built-in and eaves situations.

In between the two bedrooms is the main bathroom: a fully microcemented House bathroom, with unlacquered brass fittings.

Next to the bathroom you have a utility/laundry and boiler cupboard (the washing machine here is included in the sale).

What an excellent position to call home. Bellenden Road is a nine minute walk, and central Camberwell a similar distance, down gorgeous Camberwell Grove.

Peckham Rye and Denmark Hill stations (both Zone 2) are both local with regular and Overground services. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are all quickly reached.

A large Sainsbury's store is close by on Dog Kennel Hill, by Dulwich Hamlet FC, and there's also a M&S nearby on Grove Vale by East Dulwich Station (also Zone 2).

Lettsom Gardens is popular with locals. A nominal yearly membership will secure you a key. For further green space, local parks include Ruskin Park - with bandstand events in the summer, Warwick Gardens, Peckham Rye Park and Common and Dulwich Park.

Central Peckham is a gastronomic mecca. Check out Bellenden Road, Choumert Road, Rye Lane and Blenheim Grove for some top restaurants, bars and cafes (Artusi, Levan, Hausu, The Begging Bowl and Ganapati to name a few). Rye Lane gives you Peckham Levels and Bold Tendencies, and Frank's Bar and The Bussey Building's rooftop bars in the warmer months, plus Peckham Plex Cinema (films for £5.99).

South London Gallery is close as well, and Camberwell leisure centre has good classes and gym and swim facilities in a pretty Victorian setting. TOAD bakery and Gladwell's in Camberwell are great spots for luxury loaves, pastries and groceries (the latter has a Turner & George meat counter).

Local recommended places to eat and drink in SE5 include The Kerfield (newly-Michelin-starred), Theo's, The Camberwell Arms, The Bear, Silk Road, Veraison Wines, Nandine and The Hermits Cave.

Little ones/thinking of? The Villa Nursery and Pre-Preparatory School is close (2-7). As are Lyndhurst, Dog Kennel Hill and The Belham primary schools. The Dulwich independent schools are also but a short drive.
