Description

Tucked away in Rhydyfelin and occupying its own generous plot, Avalon is a home that immediately captures your imagination. Surrounded by wraparound gardens, mature greenery and a striking weeping willow tree, this is a property that feels private, peaceful and entirely unique.

The main accommodation is positioned on the first floor, where elevated views and large windows allow natural light to flow throughout. The entrance opens into a spacious kitchen which sets the tone for the well-proportioned rooms beyond. A large lounge provides an inviting living space and offers access onto a raised patio terrace — the perfect place to sit and enjoy the surrounding gardens and woodland outlook.

This level also includes a well-sized principal bedroom with fitted wardrobes, a second generous double bedroom, a family bathroom, and a conservatory that further embraces the garden views.

To the lower ground floor, accessed via its own independent entrance, is a substantial and highly versatile level of accommodation which has previously been arranged for independent living. This area comprises multiple reception rooms, a kitchen area, bathroom facilities, two further bedrooms and access to a private, segregated garden space. Some refurbishment work has already been carried out, while the remaining space provides a blank canvas for a variety of potential uses.

The flexibility of the layout offers a number of possibilities, including multi-generational living, guest accommodation, workspace, or future reconfiguration (subject to the necessary permissions). The main first-floor living accommodation would benefit from some modernisation, but the scale of the property, the setting and the adaptability of the layout present an exceptional opportunity.

Externally, Avalon continues to impress with extensive gardens to the front, rear and sides, mature planting, generous outdoor space and ample off-road parking.

Opportunities like this are rarely available. For buyers seeking privacy, space and the chance to shape a truly special home, Avalon offers outstanding potential.

Please note: The ceiling height within the lower ground floor accommodation is below 2.1m and may not meet standard habitable room height requirements. Buyers are advised to make their own enquiries regarding its suitability for their intended use.
