Freehold

Description

A versatile semi-detached family home with three bedrooms, set on a corner plot with generous gardens. This well-presented property is double-glazed, centrally heated, and ideally situated in a popular and convenient location. EPC Rating: D.

Location

Presteigne is a vibrant market town with a thriving arts scene and an excellent range of amenities. It offers both primary and secondary schools, a leisure centre with a swimming pool, a selection of pubs and takeaway restaurants, independent shops, a GP surgery, and many other everyday conveniences. Just 4 miles to the north, across Offa’s Dyke, lies the market town of Knighton, home to a railway station on the Heart of Wales Line, providing connections to Shrewsbury and Swansea. The attractive market town of Kington is 6 miles away, while the cathedral city of Hereford, approximately 20 miles to the east, offers a wide array of shopping, dining, and recreational facilities, along with strong transport links. The area is surrounded by rolling hills and picturesque walking routes, including Offa’s Dyke and Hergest Ridge.

Ground Floor

Entering through the front uPVC door into a small porch, there is a further glass-paned door leading into the inner hall – a welcoming space with understairs storage, a return step with a staircase rising to the first floor, and a window to the front. Off the hall is the large open-plan living/dining room, a spacious, well-proportioned room flooded with natural light, featuring a decorative fireplace opening and a secondry inset wooden mantle with an electric fireplace. Back through the hall and into the kitchen, which continues the wood-effect laminate flooring, there are modern wall and base units, an electric oven with hob and extractor fan, sink and drainer, and space with plumbing for a washing machine. A window overlooks the rear garden. From here, a small hall provides access to the side door leading out to the garden and a practical ground-floor WC with a wash hand basin. Also accessed from the kitchen is the side extension, a versatile room which could be utilised (truncated)

First Floor

Moving upstairs, the staircase rises to a central landing. The largest, main bedroom is located to the rear of the property, a good-sized room overlooking the rear garden. The second bedroom is to the front, another spacious double room with a window to the front. The third bedroom, also to the rear, would comfortably accommodate a double bed or could be used as a home office. The family bathroom has been refurbished in recent years and features a vinyl floor covering and partial wall tiling, with a modern white suite including a panel bath with shower over and glass shower screen, a vanity wash hand basin with mirrored cupboard above, and a WC. There is an obscured window to the front and additional storage cupboard.

Gardens and Parking

The property benefits from good-sized, level wrap-around gardens, with perimeter paving adjoining the property and mature hedging and wooden fencing forming the boundaries. Currently designed for ease of maintenance, the gardens offer excellent scope for a purchaser to personalise and enhance to their own taste, with potential for the addition of flower beds and shrubs, if desired. A summer house and garden shed are also included. To the lower end of the garden, there is an area which has previously been used for vehicle parking. The far boundary is enclosed with wooden fencing and features a full-height vehicular access gate, along with a separate pedestrian gate. Access to the rear garden is via Joe Deakins Road. It is understood that this access has been used for many years; however, it is unclear whether a formal right of way is in place or whether this has been a longstanding informal arrangement. On-street parking is also available to the front of the property.
