Overall, I’ve had a positive experience living in the building. The location in Nine Elms is very convenient, with easy access to public transport, grocery stores, cafés, and the riverside walk. The building itself feels modern, clean, and generally well-maintained. I appreciate the security measures in place and the responsiveness of the concierge team — they are usually helpful and courteous.
How has the building management responded to any problems or issues you have raised:
Wonderfully and quickly. Very happy overall. 100% recommend to everyone

Probably the noise from the trains, the building is quite warm which is great but they train noise if you keep windows open sometimes gets annoying

Please tell us about the good and bad aspects of living in your local area:
The location is one of the biggest advantages of living here. It offers excellent transport connections and easy access to some of London’s best green spaces, including Battersea Park, Vauxhall Gardens and the Thames river path. These nearby areas provide a welcome escape from the city and add real value to daily life. However, the area can at times feel quite transient, which makes it harder to build a strong sense of community. Another downside is the near-constant building and development work in the neighbourhood. While understandable given the pace of regeneration, it does interrupt the ability to quietly enjoy the property and often brings excess noise and dust into the air.
How has the building management responded to any problems or issues you have raised:
The building management team is generally responsive and professional when dealing with internal matters such as maintenance requests or tenant-related issues. They handle these efficiently and communicate updates in a timely manner, which helps keep the building running smoothly. However, when it comes to wider environmental factors—such as noise, dust and disruption from surrounding construction—or concerns about security, there tends to be a passing off of responsibility to external parties. As a result, these broader issues often remain unresolved or receive limited follow-up, which can be frustrating for residents who are otherwise satisfied with the internal management of the building.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had been made aware of the scale of forthcoming building works in the surrounding area before moving in, as the ongoing construction has a significant impact on noise levels and air quality. It has also become apparent that residents have little ability to question rent increases, even when they seem unreasonable. The only justification offered tends to be that shareholders require a return, which feels disconnected from the realities of living here and the experience of tenants.

Great transport links, and close to Sainsbury’s . Parking for visitors could be better as we are on a main road and hard to find parking

Generally responded quickly although noise complaint from flat above took a while to resolve

Parking is limited for visitors which could be looked at

I like the fact that nice parks are all walking distance. I like the local restaurants that are distinctive to this area, not like a shopping mall standard type. Also, the fact that the station is just a step away is a big plus. What I do not appreciate is the condition of the roads and trash on the streets. I hope the building management and the council can coordinate and cooperate to improve the surrounding public area conditions.

What new developments around the property will look like. This is because now a new building is definitely going to block any view or sunshine.

Please tell us about the good and bad aspects of living in your local area:
The access to transport is excellant and there are a good number of bars and restaurants, plus great access to public parks. The downside to the location is that the surrounding area is a mess. The streets and pavements are poorly maintained and filthy, there are a lot of dodgy people in and around the complex, including some homeless sleeping on parts of the property.
How has the building management responded to any problems or issues you have raised:
In general, the responses have been prompt and dealt with in a good fashion. The area where the expectations have been low is the dificulties in having the cooling system functioning when you really need it - it always seems to breakdown during a heat wave, but they is more a function of the design of the system.
Please share one thing (or more) which you wish you had known before you moved in:
The complicated entrance system to the individual buildings in the complex - going up and down one of more lifts just to access the street.
