Description

Chestnut Cottage is situated in the hamlet of Well Hill, just outside Chelsfield and surrounded by glorious countryside.

The well maintained semi-detached home comes with approximately 5.5 acres land that includes grassy pasture, orchard and mature woodland adjacent to the house.

The house itself has five bedrooms and two reception rooms, along with a kitchen/diner and family bathroom. In addition, there is a utility room and downstairs WC.

The property has oil fired central heating and a waste water treatment plant. In addition, there is a wood burning stove in rear reception room.

At the front, you will find a driveway for off-street parking and a detached garage. There is a garden to the rear with lawn and a cottage garden, ideal for growing your own fruit and veg, to the side.

The field to the side which comes with the property is accessed directly from the gardens and also has vehicular access and hardstanding via its own driveway and gate. This glorious piece of land is around 5.5 acres in total and includes grassland and woodland. It is within the ‘Greenbelt’ and is ideal for equestrian use and a haven for nature lovers. The owners have enjoyed using it for large family gatherings where it is possible to erect marquees and park large numbers of cars.

The current owners had this to say about it:

‘’We have owned this land and managed it for wildlife for more than 25 years. The chestnut coppice woodland is full of bluebells and anemones in the spring and supplies all the wood we need for our wood burner. The remaining woodland is mixed deciduous, oak, ash, beech, alder plus holly and yew. This area includes a natural spring and winter ponds. The orchard comprises apples, cherries, plums, walnuts etc.

From the house you can see the 2 acre field of chalk grassland, full of wildflowers, snake’s head fritillary, three varieties of orchid, wild basil and marjoram, common centaury, yellow rattle and dozens more. These attract bees and butterflies such as marbled whites, common blues, small coppers and gatekeepers. Our pride and joy is a large colony of the rare brown hairstreak butterflies living in the sloe bushes that border the field.

Birds that frequent include green and great spotted woodpeckers, goldcrests, nuthatches, treecreepers, sparrowhawks and buzzards, with summer migrants such as blackcaps and whitethroats. Badgers, foxes, roe deer and rabbits live here or pass through regularly’’.

Chestnut Cottage lies within the country lanes between Chelsfield, Orpington and Crockenhill and golf lovers will find Lullingstone Golf Course at the end of the road, just 0.4 miles away. Walkers will enjoy the many footpaths that criss cross the surrounding fields and the country park at the end of the road.
Orpington and Swanley town centres are both within 2.5 miles and both have stations with direct services into London. The nearest station is Chelsfield, just 2 miles away and access to the M25 at Junction 4 is also within 1.5 miles.
