Location
The building plot is situated within the hamlet of Tremaine, in rural North Cornwall. A number of surrounding villages, including Canworthy Water, provide basic village amenities. The former market town of Launceston provides shopping, schooling and recreational facilities, along with access onto one of the main arterial routes throughout Cornwall, the A30, being approximately 30 minutes driving distance.
The plot abuts quiet parish roads, which provide ample walking opportunities and the North Cornish Coast is within reasonable driving distance.
Planning
A Certificate of Lawfulness for Proposed Use or Development was obtained under Application Number: PA20/00679, with a decision date of 8th April 2020. The Council has issued this certificate on the basis that material operations were carried out before 1st April 1974 in respect of an earlier planning permission submitted under Ref: E1/49/1307 for the erection of a pair of agricultural workers dwellings.
This earlier application included a condition that stated ‘The buildings shall be occupied by members of the agricultural population (i.e. persona within full time of agriculture as defined by Section 11 (1) of the Town and Country Planning Act 1947, or in forestry). The decision notice was dated 24th November 1949 and the reason for the condition was to ensure that the buildings are used for agricultural purposes’. Further details of this permission are available from the Agent’s Liskeard office.
Services
No services are connected to the plot. It is understood that mains water and mains electricity may be close by. Prospective purchasers to make their own detailed enquiries to the relevant authorities.
