Description

A43213GC71 - This is a very pretty spot, tucked away in the French countryside. Isolated, but still not too far at the end of the world, because a few other houses are together at 200m. The house is located in a small hamlet in the commune of Grury in southern Burgundy, Saône-et-Loire department.
From the garden you have beautiful views all around over the rolling hills. In summer, cows are scattered all around in the meadow, coming along to keep you compagny for aperitifs, or taking a coffee break on the covered terrace with beautiful views. Always cozy in the summer.
The garden is completely closed, there is a lot of privacy, especially at the back where the pool is located. There is also an outdoor shower near the pool. A very quiet covered terrace at the back of the house. Here you can relax in the sun.
We enter the house through the kitchen. A beautiful bright kitchen due to the many windows above the worktop. Cooking is done on an induction stove. There is an extractor hood, oven, microwave, refrigerator with freezer, and a single large sink. Quite a lot of workspace.
From the kitchen we walk straight into the salon. Cozy space with again a lot of light through no less than 3 windows. It is cozy to sit in the large seats around the wood stove. Beautiful decorative fireplace. Wooden ceiling and red tomette floor.
A beautiful old door takes us into the laundry room with washing machine from where we continue to the bathroom on the ground floor. Here is a shower, sink and there is a separate toilet.
Next to the salon is a beautiful living/dining room. There is a large dining table at the window. And across this room we find niches on the wall in which books and decorations can be displayed. Typical of the 60s were these niches. It gives a lot of storage space and in the 2 large armchairs it is cozy to sit, with a good book.
From this dining room we enter the 1st bedroom. This is on the ground floor. A large bedroom with fitted wardrobes and a large glass door that opens onto the terrace and garden. Here you wake up in the morning with the first rays of sunshine on your face. Delicious!
Another door further we enter a spacious hall. Here too we find a beautiful chimney with an insert fireplace. In this hall there is a door to go to the terrace at the back by the pool, and the stairs to go to the 1st floor. A large window at the front again provides a lot of light.
We go up via a wooden staircase. And then end up on the mezzanine. A double bed can be placed on the mezzanine. There is currently a small guest bed.
There is another bedroom upstairs under roof with a double bed and wardrobes, and a bathroom with a bath and sink. Separate toilet a little further down the hallway. There are also 2 rooms for storage and there is an attic upstairs which is accessible through a small hatch. From the storage room there is a door with an iron staircase to the outside. Which possibly allows upstairs to be completely separately accessible for any guest rooms. Or to put the patio furniture inside here in the winter. In the past, the hay was put in through this door.
In the garden at the front of the house is a large iron hangar. Underneath is a large garden table with chairs. This is a really beautiful place to fully enjoy the view. The ideal apéro spot in the evening, or for that delicious first cup of coffee in the morning sun. The cows come to say hello in a friendly way. At the back of the house is a second covered terrace where you have a little more privacy. Here is also the swimming pool and the outdoor shower. Here you can really enjoy the sun undisturbed without prying eyes. At the front of the garden, near the fence is a vegetable garden with a small greenhouse and compost heap. There are a few beautiful large trees in the garden that provide shade in the summer. A true paradise to completely unwind. Currently this house serves as a holiday home, but it is perfectly possible to live here all year round. Everything is provided. The septic tank is in order. A new linkie electricity meter has been installed. There is fiber optic internet in the house.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
