Description

The Sellers View
We have lived in and around Mortimer for more than 20 years, and this was the very first home we bought together. Choosing to settle here felt natural, as Mortimer offers that rare balance of village charm, green open spaces and excellent connections to Reading, Basingstoke and London.

There are so many things we love about this house, but the overwhelming feeling is one of calm, quiet, light and space. The layout works beautifully for modern family life. We love hosting friends and family, and the generous dining area flowing through to the kitchen means everyone can gather together without ever feeling short of space. It is sociable, practical and perfect for entertaining.

Despite being in a central Mortimer location, the house sits on a peaceful road, which makes all the difference. On warm summer evenings, sitting in the garden feels wonderfully private and tranquil. In the cooler months, lighting the fire and watching the rain fall through the bifold doors makes the home feel cosy and welcoming.

The improvements we have made were always designed to enhance the character of the house while keeping it warm and inviting. From the moment you step inside, there is a real sense of comfort and calm that visitors often comment on.

The garden has been a lovely surprise. While we have enjoyed adding our own touches, it is also easy to maintain and changes beautifully with the seasons. From the kitchen and living space, you have a perfect view as everything begins to bloom in spring and summer. There is even a small apple tree, which adds to the charm.

Mortimer has always been known for its strong community feel, but living on this particular street has truly reinforced that for us. Friendly neighbours and a welcoming atmosphere make this more than just a house. It is a home in every sense of the word.

The Agents View
This three bedroom semi detached home is a fantastic example of modern family living in a peaceful yet convenient location. The driveway to the front provides parking for two cars, and there is potential to convert the grassed area to create space for a third, offering extra flexibility.

Step inside and you are greeted by a lovely, inviting hallway that gives access to most of the downstairs rooms. To the front of the house, there is a handy WC and a versatile reception room. Currently used by the seller as a work from home space, it could just as easily be a snug, playroom or second sitting room depending on your needs.

At the back, the home opens up beautifully. The living room with open fire is cosy and welcoming, and it flows seamlessly into a large extension that the current owners use as a dining space. This makes it perfect for hosting family and friends. The modern kitchen is open plan from the dining area and leads through to a generous utility room, keeping practical day to day tasks out of sight.

The rear garden is a great size and mostly laid to lawn, with a few borders for planting. At the end of the garden sits a large shed that doubles as a workshop, ideal for storage or tinkering.

Upstairs there are three bedrooms, two good sized doubles and a generous single, alongside a family bathroom and an en suite, both recently refitted to a high quality finish.

Throughout, the home has been beautifully maintained, meaning someone could move in and start enjoying it straight away. This is a fantastic opportunity to secure a ready to enjoy family home in a sought after location.

The Area View
Croft Road is perfectly placed in the heart of this sought after village. Local amenities are all within walking distance, including a Co op, chemist, post office, pubs and a variety of independent shops, while the popular Mortimer Bistro is close by for relaxed breakfasts and lunches. Families will appreciate nearby schools such as Mortimer Pre School, St John’s C of E Infant School and The Willink School, all easily accessible for daily walks or short drives.

For commuters, Mortimer railway station is a 5 minute drive away with regular services to Reading and Basingstoke, and onward connections to London, making it an ideal spot for those balancing work and village life. The village itself has a strong sense of community, with recreational spaces, clubs and plenty of opportunities to enjoy the surrounding countryside.

Residents also benefit from the wider region, with Reading, Basingstoke and Newbury all within easy reach. These nearby towns provide a wider choice of shopping, dining, cultural and leisure options, combining the charm and friendliness of village life with the convenience of bigger towns just a short drive or train ride away.
