We have truly loved living here for 19 years. It’s where we raised our two children and created so many wonderful memories. The area is fantastic. It’s friendly, welcoming and always felt very safe for our family. We’ve loved having the FBC and school within walking distance, along with all the local cafés and country walks, so much so that California country Park literally is on our doorstep. Over the years the house has changed to meet our needs. We have adapted the house to grow with us. It has been a very special place for our family and we hope the next owners will love it just as much as we have.

If you are looking for an extended and well located three bedroom home, then look no further. We think this could be the ideal first time purchase or someone looking to upsize to a larger home. It has been for our sellers who have summed up perfectly why not only is this a great house, but a great location too with so much to offer.

At the front of this home you the entrance hall with storage which leads around to the left into the bright living room which is aided by the bay window at the front which the current sellers have added. You've also got some handy storage space under the stairs, but the back of the home is where they spend most of their time and you can see why. Now having been extended into the garden and into the garage, they have created an ideal entertaining space with an open plan kitchen diner. It's been finished really nicely as you can tell from the details with the skylights and bi-folding doors onto the garden. It's got plenty of storage but a great feature is also the shower that has been installed giving a must have for a family home. There is a real sense of space with the vaulted ceilings and skylights and that theme continues upstairs the spacious landing which spurs off to three good size bedrooms, with two of them being doubles. The master bedroom comes complete with built in wardrobes and there is ample loft space.

The rear garden as you can tell is not only a great size, but extremely private which is rare to find in an estate location. As you can see it's very low maintenance with the AstroTurf but has loft of clever storage to the back. The best part is the powered cabin which is an ideal work from home or relaxation space. It gives you plenty of sun throughout the day. Whilst to the front you have ample driveway parking for multiple vehicles and access into the front of the garage. Homes in this condition and this position rarely become available and if you are looking for a home with a big garden then this is not one to miss out on, we can't wait to take you on a tour.

The home sits on the corner in the development but towards the back close to the woodland behind. Just a few minutes walk away you have some great local amenities including the Co-op, Pharmacy and some great local places to eat. It also falls within many of the areas popular local school catchments such as Nine Mile Ride Primary School, Gorse Rise Primary and Bohunt Secondary Schools. If you're looking for some open green space to explore or take your dog for a walk, you've got some great choices locally such as Simons Wood, the FBC Centre and California Country park are all within walking distance. Both the FBC and California Country Park have great playparks and cafes too. Wokingham Town Centre and Train Station is also only a 12 minute drive away with some excellent retailers and places to eat. There are some excellent transport links by car too with easy access to both M3 and M4 motorways via the A329.
