The residence is built on an independent plot near Tersanas Beach, just outside the settlement of Chorafakia in the Akrotiri municipal unit of the municipality of Chania. The plot is enclosed with fencing and boundary walls, making it suitable for children to play safely or for keeping pets within the property. The building has three levels; due to the natural shape of the land, the two lower levels are at ground level and have direct access to the garden or courtyard. The plot has a gentle northeast slope, and from various points there are views, either panoramic, toward the sea, or toward the distant White Mountains to the south.

Around the residence there are paved courtyards, a well-kept garden, and a private swimming pool with ample space for sunbathing. There are also 14 mature olive trees that are maintained to remain productive and are sufficient to cover the olive oil needs of an average household. A ramp at the front of the house leads to a closed single-car garage in the basement, while also leaving enough space for additional outdoor parking. The current landscaping has been designed for easy maintenance; however, if desired, part of the olive grove could be replaced with a lawn or a themed flower garden.

The nearby settlement offers tavernas, a pharmacy, and large supermarkets that operate year-round, all within a short walking distance. Tersanas Beach, which is organized with facilities and features golden sand and very clear water, is also within walking distance. Kalathas Beach is only about 1,500 m away. The location is suitable for those who work in the Akrotiri area or in the center of Chania and prefer to live just outside the city. About a five-minute drive away is Kounoupidiana, a pleasant suburb of Chania with schools of all levels, banks, and a wide range of shops and services for everyday needs. The center of Chania is approximately a 20-minute drive away.
