The provisions of Sections 24 to 28 of the Landlord and Tenant Act 1954 will be excluded in relation to the tenancy. You will be provided with a Notice in the form set out in Schedule 1 of the Regulatory Reform (Business Tenancies) (England and Wales) Order 2003.

Before the start of the lease, you will need to sign a Statutory Declaration, which must be witnessed by a solicitor who is empowered to administer oaths. The cost is usually minimal (circa £10) and can typically be completed quickly at most solicitors' offices, often without an appointment
