** ABOUT OUR 'RENT TO BUY SCHEME' AND WHETHER YOU MEET OUR CRITERIA:

Rent to Buy is designed to ease the transition from renting to buying a home by providing a subsidised rent (80% of the full market value) for an initial letting period. The cheaper rent provides the opportunity to save towards a deposit to purchase.

- To be eligible you must have the intention of purchasing in the future.

- Affordability is calculated by you having the rental amount as disposable income after you've paid your necessities (such as phone contracts, cars on finance, debts, etc).

- Be able to pass referencing checks (credit, employment and landlord).

- Household(s) must be working. We do not accept Universal Credit or similar.

- You must be a first time buyer UNLESS you are returning to the market after a relationship breakdown. Either way, you cannot currently be tied into a mortgage.

- The properties will be let on assured short-hold tenancies for a (maximum) fixed term of 2 years. After this period the tenancy will become a rolling contract

- After an initial period of 6 months, you can terminate your tenancy at any time. You are required to provide 28 days written Notice.

- You have the right to apply to purchase this property five years after the date the property was handed over from the developer to Yorkshire Housing. This date will be provided within your tenancy agreement.

- Yorkshire Housing will only refuse to sell the property in "exceptional circumstances". An example of this would be if the property value at application stage is less than the value when Yorkshire Housing took handover from the developer.

- The property will be sold at full market Value. You will not be eligible for any reductions in sale price such as Right to Acquire.

- The Full Market Value will be determined by a RICS surveyor, you will be responsible for the cost of obtaining the valuation.
