Description
The Tour
Wide stable doors fold open to the house from the picturesque cobbled street. Entry is into what was once the stables; now a large, open dining room with an industrial feel from raw plaster walls and high ceilings. There is a dining area on one side, and a kitchen beyond, with timber windows, an electric oven, gas hob, fridge and dishwasher.
At the rear of the ground floor is a WC and an additional reception room currently used as a fourth bedroom, vaulted with curved ceilings and white-painted brick walls.
The home’s Victorian provenance is especially palpable on the first floor. A former greenhouse, constructed here to grow exotic fruits and vegetables for the grand houses on Cromwell Road (a 19th-century status indicator), is now home to a delightful dining space, although plants still thrive in its beautiful light.
Steps at the back of the dining room lead through a neat study area to the principal double bedroom, with its original floorboards, sash windows and working fireplace. A dressing room and an en suite bathroom are to one side.. There are two more bedrooms upstairs, with Velux windows. One has a characterful en suite with a tub, while the other has use of a smart shower room on the first floor.
The Area
Cambridge Grove is a private road, and paid permits for unallocated parking are issued to residents annually. There are both commercial and residential units set on the mews with a strong community atmosphere; the mews hosts street parties on occasion.
Portland Road, Western Road and Richardson Road are all top-quality shopping destinations walkable from the house. To the east are The Lanes, home to some of Brighton and Hove’s most charming independent shops, cafés and restaurants.
There are plenty of exceptional seafood spots in Brighton and Hove. The nearby Church road hosts numerous eateries such as Fourth and Church, Topolino and Wild Flor. Elsewhere, The Little Fish Market nearby is recommended by the Michelin Guide, while The Watchmaker's Arms and The Urchin are well-liked locals; the latter sells fresh shellfish and craft beer from its on-site brewery.
St Ann's Well Gardens and Hove Park are green spaces both within walking distance. They each have a playground and tennis courts as well as a café.
Brighton’s coastline and its pier are a 20-minute walk away, with the nearest beach being Hove Lawns. There is a Waitrose nine minutes away, and a large Tesco is within walking distance.
A short drive in the other direction, the South Downs offers an abundance of walking routes; Devil’s Dyke is a favourite, with exceptional views over the English countryside.
Hove station is an eight-minute walk from Cambridge Grove and runs direct services to London Victoria and Gatwick Airport. Brighton station is a half-hour walk away and is on the Thameslink line into central London.
