Description

This refined two-bedroom apartment sits on the first floor of an Edwardian terraced house in Brockley. At the front of the plan, a light-filled reception room has an original fireplace as its centrepiece, while two serene double bedrooms are illuminated by original sash windows. The shops, bars and restaurants of Brockley and Nunhead Village are all within easy reach.

Setting the Scene

Before residential development in the 19th century, Brockley was renowned for its fertile soil and market gardens, the quality of the area’s rhubarb and strawberries being of particular note. In the late 1800s, the establishment of the North Kent Railway and its new station at St Johns drew several wealthy industrialists to the area, and led to its wider development.

This apartment forms part of a neat Edwardian terrace. Built in the early 20th century, it retains many of its original features, including time-worn floorboards, two fireplaces and a large bay window.

The Grand Tour

A shared front door leads to the apartment’s private entrance on the ground floor. Inside, a staircase with original timber steps rises to the first floor. At the front of the plan lies an expansive reception room, suffused with light from a large bay window and an adjacent sash. A working gas fireplace with intricate original tiling and marble surround is framed by alcoves fitted with bookshelves.

A quiet spot on the landing is currently used as a study. In the kitchen, smart white cabinetry is topped with timber work surfaces, while open shelving is perfect for displaying favourite ceramics. The space is illuminated by a large sash window, and appliances include a gas hob.

The principal bedroom has an original cast-iron fireplace and full-height fitted storage. Soft light pours into the room through a tall sash window with leafy treetop views. A second double bedroom has a pretty sash window and fitted bookshelves. A large shared bathroom has a bathtub with an overhead shower.

Out and About

Aspinall Road is a quiet residential street, ideally positioned for easy access to everyday amenities, open green spaces and public transport.

Brockley has an excellent offering of celebrated cafés, restaurants and bars, including the reputable Browns of Brockley coffee shop, Joyce natural wine bar, L’Oculto for tapas, Good as Gold with its evening menu and Mauby for cocktails and small plates. There is a renowned farmers’ market every Saturday at Brockley Market, offering a wide range of organic produce alongside food trucks and wine merchants.

Telegraph Hill Upper Park is a short walk away, known for its far-reaching views across the city, as well as its ornamental gardens and tennis courts. The peaceful Nunhead Cemetery is also close by.

Nearby Nunhead Lane has a village-like feel, with a greengrocer, an excellent fishmonger, deli, a café and a community centre by AOC Architecture. The Nunhead Gardener, an atmospheric garden nursery, is tucked under the railway arches by Nunhead station.

Nunhead rail station is an eight-minute walk away, and runs regular services to London Victoria in approximately 16 minutes. Brockley Overground station is also close by, with trains to London Bridge in 14 minutes.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House has been successfully selling Britain's finest modern architecture since 2005. We represent houses and apartments in urban and rural locations throughout the country, from our offices in central London.

Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced Modern Movement architecture to a British audience. The central themes of Modernism are at the heart of all of the properties we sell: flowing space, natural light, truth to materials, and the relationship between architecture and its environment.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including lofts, factory conversions, architects' own homes, and period houses with excellent extensions and superior interiors. We love selling houses, and we only sell houses that we love.

This much we know -

A home should lift the spirits. The rudimentary purpose of a building is to provide shelter, but in the hands of the right architect, it can frame space and capture light in a life-enhancing way. At The Modern House, we sell homes that inspire us. Our portfolio of properties is carefully curated and extensively researched, with images by editorial photographers.

Estate agency is about people. We work with the most extraordinary range of people, who are brought together by the need to move house and an interest in good design. Our aim is to provide them all with a positive experience. The members of our team have academic training in art, architecture, journalism, literature and photography. They are able to speak with honesty and authority rather than resorting to cliché, and are proud of what they do. In an industry that's synonymous with mistrust, people come to The Modern House for a human approach to buying and selling.

You're never too old to learn something new. When The Modern House came into existence, it pioneered a new marketplace for Britain's best modern architecture. More than a decade later, we still feel the same sense of excitement every day. The built environment is in a state of constant flux, with people carrying out remarkable new projects in all corners of the country. You never know what might be found behind a hedgerow or an assuming warehouse door.

Pastiche is passé. We believe that contemporary architecture should be of its time. Without a modernising spirit, how are we to progress? It's equally essential that our country's Modernist heritage is rigorously safeguarded for future generations. By championing the cause of thoughtful architecture, and raising awareness among the buying public, we try to have a positive influence on the built environment.
