Description
WHAT IF YOU COULD HAVE A PEACEFUL, PRIVATE GARDEN AND SHOPS, PARKS AND WALKS JUST MOMENTS AWAY? THIS VERSATILE FAMILY HOME GIVES YOU THE BEST OF BOTH WORLDS.
Our Agent Mikaela Says:
“I really love the position of this three-bedroom detached home, set on a quiet street within a well-established estate on Windrush Road in Hilton. One of the standout features for me is that the property sits next to driveway access for neighbouring homes, meaning there are no houses directly overlooking the garden — something that really enhances the sense of privacy. The location is ideal too, with lovely walks, parks and well-regarded schools nearby, and local shops all within walking distance, making day-to-day life really convenient.
Inside, you’re welcomed by a warm and inviting entrance hallway. The lounge is bright and comfortable, with a beautiful bay window that lets in plenty of natural light, and it’s all decorated in neutral tones so it’s easy to make your own.
The kitchen feels modern and has been finished really tastefully. I particularly like the grey shaker-style cupboards paired with crisp white worktops — it gives a really timeless look. There’s also a generous space for a family dining table, making it a great spot for everyday meals or entertaining, plus a handy storage cupboard. The glass door leading out to the garden is a lovely touch, bringing in lots of light and helping to connect the indoor and outdoor space.
Upstairs, the main bedroom is a great size and features a walk-through wardrobe area with two sets of sliding mirrored wardrobes, which lead into a really luxurious-feeling en-suite — it feels like a bit of a retreat! The second bedroom has a charming archway feature that I think adds real character, leading into a well-proportioned room with additional storage. The third bedroom is a generous single, perfect for a child’s room, guest space or even a home office. The family bathroom is modern and stylish, with grey brick-style tiles and wooden accents that give it a lovely Scandi-inspired feel.
Outside to the front, there is driveway parking for two vehicles and to the back the garden is a really versatile space, with a mix of decking, patio and lawn — ideal whether you want to relax, entertain or let children play. There are also borders ready for planting, so you can easily add colour and personality during the warmer months.
Overall, this is a move-in ready home in a friendly, family-oriented village, offering a great balance of comfort, style and practicality.”
Our Sellers thoughts:
"Welcome to 6 Windrush Road, a much loved first home for us and the house we bought our two children home to. Selling this house has been a very sad decision for us as we have so many happy memories here over the last 9 years, but as our family is growing we want a bit more space. We have enjoyed living in Hilton as it is very family orientated and has nice pubs, cafes and supermarkets. It is also very convenient being so close to the A50 and A38 for work and travel. Windrush Road has always been a quiet and friendly road and we have been lucky to very have lovely neighbours; everyone greets you with a smile and are happy to help with any need."
The Area:
The village of Hilton is a fantastic family village and has something for everyone in the family. There are two Primary Schools, Hilton Spencer Academy and The Mease Spencer Academy which both feed through to John Port School in the neighbouring village of Etwall. Within Hilton there are also plenty of essential amenities including, a doctors with a pharmacy, The Post Office, several nurseries, Tesco Express, Aldi and plenty of takeaway food options. Hilton has several hair and beauty salons, a bakery, pubs around the village, a village hall and a number of play areas for children. To the back of the village hall there is a skate park, football pitches and a tennis/football court. The buses which run through the village provide a service which goes to other local villages as well as into Derby City Centre and Burton Town Centre. It has easy access to major road links with the A38 and A50 both just a couple of minutes’ drive from the village and the A516 to Derby.
