This old farmhouse is in Abadín, 15 minutes from the well-known tourist destination of Mondoñedo and a further 15 minutes from Vilalba, with good access (3 minutes) to the motorway towards Oviedo, Ferrol or Lugo. The beaches at Foz and the surrounding area can be reached in just under 30 minutes by car (this is also where the famous Playa de las Catedrales is located).
The house comprises a ground floor with a kitchen typical of this region (a very rustic structure with a long, folding bench surrounding a wood-burning stove), a large dining room, a utility room and a bathroom with a bathtub. On the ground floor there is also an old stable, which could be converted into a living room or into one or two further bedrooms.
On the first floor, the living room leads to 4 spacious rooms with beautiful views. The walls of the rooms are made of stone and were previously plastered, which explains the damp patches on the plaster today. These walls would need to be renovated (though only the plaster; the masonry is perfectly fine), but apart from that, both the roof and the walls are in very good condition.
One of the rooms has a bathroom with a small bathtub; however, the other rooms are so spacious that it is possible to fit each one with its own bathroom and a built-in wardrobe.
Behind the house, with access from the ground floor, there is a lovely vegetable garden with a terrace where you can enjoy the fresh air under the trees on warm summer days. There is also a small ‘summer kitchen’ here for those days when the weather does not permit being outside, but you still do not wish to stay in the main house.
This part of the property is walled and planted with several fruit trees.
Opposite the main entrance there used to be an old barn, part of whose wall is still standing and which could be converted into a small separate flat. Next to it is a large storage room containing a bread oven that could be restored. Behind this lies the ruin of an old house, which is quite large and could be renovated. These adjoining buildings are already included in the price.
The granary (horreo), typical of this area, is currently bricked up but could be converted into a charming reading room with a view of the farmstead by installing large windows.
The garage is currently used to store firewood for the kitchen and the bread oven, but there is ample space here for two or three cars.
The farmstead is surrounded by extensive grounds where one could easily keep horses, alpacas or run a farm of any kind.
The village of Abadín is 5 minutes away. It currently has almost 2,500 inhabitants and good facilities for daily needs.
It is entirely possible to live in the house; electricity and water are still connected and not all bedrooms have damp patches on the walls, but it is advisable to have these repaired before moving in.
