YOUR STUDIO
Your private studio apartment comes with a comfy double bed, a desk and a fully equipped kitchen with hob, combi oven and a breakfast bar. In your ensuite bathroom, the fittings and finishes are clean, modern and high-spec. All the home comforts are included - a Samsung TV, Hypnos mattress, waterfall shower, under-bed storage and plenty of built-in wardrobes. Getting in and out's easy and safe with your secure key card.
Folk offers an all-inclusive package that covers studio rental and associated costs for utilities, WiFi, and council tax within a fixed monthly fee. The advertised rental price applies to the studio only and excludes the £210 fixed fee for these associated costs. The area is well connected with good transport links and easy access to shops, restaurants, and cafes. There are plenty of options nearby, and overall convenience is high. Open spaces are decent, and the area feels generally safe. Parking can be a bit limited at times, and there is occasional traffic noise, but nothing excessive. Bin collections are regular and reliable, and overall the street is well maintained with minimal anti-social behaviour.
How has the building management responded to any problems or issues you have raised:
Building management has been responsive and helpful when issues were raised. Kafi and Guglielmo have both been supportive, addressing concerns in a timely and professional manner.
Please share one thing (or more) which you wish you had known before you moved in:
It is worth being aware that parking can be limited depending on the time of day, and some minor noise from traffic can occur. However, overall the building is well managed and the living experience is comfortable.

Close to Thames river makes great for morning walks. Buses links to city and Clapham Junction Station in 10 minutes.

The good aspect is that it feels safe, the proximity to river is great. So I want to go out and take a lil break, I can just walk to the riverbank which is amazing I think . It also a quiet area, so I have experienced any traffic noise. I don't know about parking because I don't own a car however there's designated place for parking bikes in the building itself. One are I see it could have been better is proximity to tube station, there isnt any tube station close by which is somewhat of a con I feel. Once in a while I've seen some litter outside the building which should also be improved. Otherwise all is good.
How has the building management responded to any problems or issues you have raised:
Yes I recently raised a concern related to maintenance and it was looked into by the team which is great.
Please share one thing (or more) which you wish you had known before you moved in:
Not a biggie but if I would have known the almirah structure of the studio rooms that would have been better to plan on what all I should bring in as part of the move.

I really enjoy living in this area. The transport links are excellent, with reliable bus routes and easy access into central London, which makes commuting very convenient. There’s a Co-op directly opposite the building for everyday essentials, and a large Sainsbury’s about a 20-minute walk away or a short door-to-door bus ride on the C3. There are also plenty of cafes, restaurants and green spaces nearby, which gives the area a lively but balanced feel. Living on the street itself is generally pleasant. Bin storage is located in the basement, which keeps things tidy and makes disposal easy. Like most London streets there can be some traffic noise during busier periods, but overall it feels safe and well connected.
How has the building management responded to any problems or issues you have raised:
Any problems or issues I’ve raised have been handled through the Folk App, which keeps everything straightforward and easy to track. The app makes it simple to log requests, upload details and follow progress, and responses are usually prompt. It’s helpful having everything in one place, as it keeps communication clear and organised.
Please share one thing (or more) which you wish you had known before you moved in:
When I first moved in, I was only considering a 6-month tenancy. I then opted for a year — and now I’ve extended to a year and a half! I think what I wish I’d known from the start is just how quickly it would start to feel like home. Sometimes it’s hard to gauge that from a viewing alone, but the overall feel of the building, the design, and the ease of living here really do make a difference day to day. My tip to a new neighbour would be to give it a little time - once you settle in, it genuinely feels like home.
