Description

This exquisite Victorian terraced house in Stoke Newington has been finished to a beautiful standard throughout. It has four sublime bedrooms on its upper two floors, while its ground level is dedicated to a set of elegant living spaces that flow out towards a private rear garden. Situated on Londesborough Road, the home is a short walk away from the ever-popular Newington Green, Stoke Newington Church Street and restorative Clissold Park.

The Tour

A rose-pink original front door opens to a long hallway with tall ceilings that traverses the ground-floor plan. Rationally apportioned, the home balanced open, convivial spaces with more intimate ones.

A recent renovation has seen original sash windows double-glazed, solid oak floors laid throughout, new cast-iron and joinery fitted, and a new kitchen and bathroom. Farrow and Ball paints have been expertly applied throughout.

At the front of the ground floor is the living room, which has a wide bay with working shutters. A working fireplace lies on one side, framed by its original surround. There are plenty of bookshelves here and in the adjoining dining room; both are grounded with rich, herringbone-laid oak.

The kitchen is at the rear, with a free-standing Britannia range and a Fisher & Paykel larder fridge/freezer. Black cabinetry is topped with quartz counters, and there are large bifold doors that reveal the garden - an arrangement that comes into its own during the spring and summer. Another door provides access to the basement.

A beautiful staircase with a woollen runner curves through the core of the house. There are two bedrooms on the first floor, the larger of which has two sash windows and fitted wardrobes. The rear room is used as a nursery and has more fitted-storage, an original cast-iron fireplace and a delightful hand-painted mural.

There are two more bedrooms upstairs, one with fitted wardrobes and two sash windows, and a smaller, airy space used as a study, with a striking emerald-tiled hearth beneath an original cast-iron fireplace.

The family bathroom is on the first floor and has a crisp finish, with a double-ended slipper bath, a walk-in shower, a ceramic terrazzo tiled floor and brick-shaped wall tiles. Next door is a separate, additional WC; opposite is a laundry zone with stacked white goods.

Outdoor Space

Designed with the same creative ethos as the house itself, the garden is a charming spot. Large tiles provide plenty of space to arrange an outdoor dining set-up, and mature plantings - including fatsia, Italian laurel, magnolia tree, jasmine and Japanese anemone - establish a secret garden-like feel.

The Area

Newington Green is a short walk away and is home to some of north London’s best-loved restaurants, including Jolene, Perilla and Cadet. Local favourite Esters is close by, and there are some noteworthy pubs near the house, including The Shakespeare and The Prince.

On Stoke Newington Church Street, local favourites include The Rose and Crown, Rasa and The Good Egg, along with the wonderful Spence bakery. From here, Clissold Park is easily reached, and is home to tennis courts, ornamental ponds and a family of deer, as well as Fink’s Pumphouse and a new Fink's café in Clissold House.

Canonbury, De Beauvoir, and Upper Street in Islington are also accessible and offer an additional selection of independent boutiques, places to eat, live music, and theatre venues, including The Almedia and Everyman Screen on the Green.

There are some excellent schools locally, including Betty Layward and Stoke Newington School and Sixth Form. Private options in the City are easily accessible by bus. Dalston Kingsland, Canonbury, and Rectory Road stations are all within easy reach and run Overground services on the Mildmay, Windrush and Weaver lines. There are also plenty of stellar bus routes nearby.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
