Situated in the ever popular village of Cerne Abbas, this stylish and characterful GII listed family home has much to offer. The property forms part of a bespoke development of three properties that were converted in 2017, originally dating back to 16th century. The elevations are a mixture of rendered and colour washed brick and flint, under a slate and tiled roof. The property is most frequently accessed from the communal courtyard leading into a spacious rear hallway providing access to the principal rooms and housing a most useful ground floor WC. The ground floor reception space flows seamlessly, with a formal dining room leading to an open plan kitchen/ living area which enjoys an abundance of natural light. The kitchen is beautifully appointed with shaker style cabinetry featuring solid timber doors, complemented by quartz worktops and a full range of integrated Neff appliances. A large Rangemaster range cooker and integrated wine cooler enhance the space further. The central island incorporates a sink, integrated Neff dishwasher and washer/dryer, and also offers a generous breakfast bar with seating for four. The living space is well proportioned and a central fireplace with inset log burner provides a focal point to the room. There is also access directly from Long Street into the kitchen/ living area which was formally the shop entrance. The enclosed porch area provides space for outdoor apparel.

Two sets of stairs ascend from the kitchen and hallway respectively which allows for easy separation of the accommodation should you wish. The accommodation comprises four double bedrooms two of which are en-suite and family shower room. The principal bedroom is a very generous double, benefitting from a modern en-suite with both bath and corner shower as well as two fitted wardrobe units. The room also enjoys a number character features including exposed ceiling beams, original fireplace with stone surround and two large sash windows bringing in ample natural light and providing views to the nearby church and street scene below.

The second bedroom is another well-proportioned double enjoying a double aspect to the front and rear of the property respectively and has ample space for freestanding furniture as well as the inclusion of smaller integral cupboard. Bedroom three is currently utilised as a office/ study but takes a double bed and enjoys a bright aspect over the front of the property. Bedrooms two and three are serviced by a contemporary and stylish shower room fitted with large walk-in shower, sink with integral storage below and WC. Bedroom four which can be accessed directly from the stairs ascending from the hallway is another double room serviced by an en-suite shower room, walk-in wardrobe and its own sitting room/ reception area. Bedroom four and its adjoining reception area has been successfully utilised by the present owners as AirBnB accommodation with the ability to have totally private and separate access from the rest of the property. Also accessed from the sitting room is a most useful loft space, which spans the entirety of the roof space and is partially boarded.

OUTSIDE
Externally the property enjoys the use of a pleasant communal courtyard as well as its own detached and walled courtyard garden space, ideal for al-fresco seating and dining as well as a brick built garage/ store equipped with power and lighting. There is allocated residents parking to the rear of the property with parking for one vehicle accessed from Back Lane

SITUATION
Cerne Abbas is a popular village in the heart of Thomas Hardy's Dorset and is surrounded by rolling hills and countryside. The village is probably most famous for its Giant carved into the chalk hillside, but also has many places of interest including an ancient church, medieval abbey, Tudor cottages, village shop and three pubs. There is also a primary school and a doctors' surgery. A bus service runs to the towns of Dorchester, Sherborne and Yeovil. The main towns of Dorchester and Sherborne are about 8 miles equidistant where a wide range of facilities for education, entertainment, health and leisure can be found. Sport in the area includes golf at Came Down, Dorchester cricket, football and rugby clubs and sailing in the waters of Portland and Weymouth. Communications are excellent with main line railway links to London Waterloo from all the major centres, cross channel services at Poole, an airport at Bournemouth and there is a very effective road network.
