Description
This pretty Grade II listed (external frontage only) end of terrace cottage has the name etched in the glass above the door which leads into a panelled entrance hall, with mirrors edged with a carved rope design. An internal door with fretwork glazing goes through to the Dining Room: There is a pretty window below an arch and double glazed doors opening out to the garden. This is a lovely light room opening through to the kitchen. There are stairs to the first floor which have pull-out shoe storage and cupboards below. A pretty and practical feature is the built-in sofa, with storage below and book shelves above. The Sitting Room has a bay window and a second window, both with wooden slatted shutters and dimmable lighting. The fireplace is very well designed with stone hearth, surround and over mantel a glazed gas log effect fire which is very effective. To one side a dresser with built-in storage cupboards, television space and display shelving. The Kitchen has ample storage, a Rangemaster gas hob cooker with hot plate, five gas burners, double oven and a grill. A Miele integrated dishwasher, quartz worktops and upstands. Purpose built spaces for washing machine, dryer, large fridge freezer and ironing board.
ON THE FIRST FLOOR: Originally the house had four bedrooms with a narrow landing. This has all been opened up into a study/lounge with a range of built-in cupboards with an integrated desk and drawers. This room has a lovely southerly view over the garden and Dudwell Valley. The main bedroom has been cleverly designed to incorporate storage behind the bed with additional built-in wardrobes and dressing table, drawers and cupboard with integrated lighting. The room is large enough for a super king size bed and has a double aspect. The bathroom has a high vaulted ceiling, bath with overhead and hand held shower, w.c, wash basin set into a vanity unit with cupboards below, an airing cupboard to the side and a heated radiator towel rail.
ON THE SECOND FLOOR: This was originally two bedrooms which are now open to each other. One has a double bed, a window and a hinged panel from the staircase enabling furniture to be manoeuvred more easily upstairs. The other bedroom has become a study with a window enjoying southerly views to the rear and both have eaves storage cupboards.
OUTSIDE: To the right of the cottage is a pathway with a tall wrought iron gate which gives access up a well lite path to the garden and provides bin storage. The garden is secured with a wooden gate and fencing. The double doors from the dining room open onto an area of the garden which has Cotswold stone. There is power, lighting and an outside tap. As the garden faces south this is an ideal area for either a Mediterranean garden or extension (subject to p.p.). A pretty, meandering brick pathway divides the lawns with their well stocked and shaped flower beds with a mature Wisteria to the right and leads to a protected sun trap with a brick built barbeque, substantial shed and two other storage sheds. The views are really quite spectacular.
SERVICES: All main services, Worcester, gas combination boiler, new wiring and plumbing throughout the house with increased insulation. EPC C. Tax Band E.
Burwash is one of the most sought after villages in East Sussex comprising a pretty High Street consisting of mainly period properties with Lime Trees lining the road. There are a range of very good village shop and general store, butchers, café, hairdressers and flower shop. Along with two pubs, Swan Meadow is where many village activities are held including cricket; there is also a children's play ground, tennis and basket ball courts. One of the village halls is here too, home to various clubs. There are two churches, a primary school and excellent doctor's surgery with pharmacy.
There is a bus service to Heathfield and to Etchingham Railway Station. Both Stonegate and Etchingham station are only a five/ten minute drive. Heathfield is 6.6 miles away and has a Waitrose, Sainsbury's, Co-Op, secondary school, and many other facilities in the town. Burwash is surrounded by countryside with many countryside walks over farmland and Batemans farm and land (the home of Ruddyard Kipling). The seaside towns of Bexhill and Hastings are about half an hours drive away.
Directions: The cottage is almost directly opposite the village shop and to the left of The Bear inn. There is a public car park with no restrictions on using, as well as road side parking.
