Description

Renovated Georgian Rectory set on about 55 acres of prime agricultural land

Set on about 55 acres of prime agricultural land on the Kildare / Wicklow border, The Old Rectory is an attractive, double-fronted Georgian home sheltered by mature trees on all sides, offering a private yet easily accessible residence. A smart entrance way with wrought iron electric gates provides access to The Old Rectory. A sweeping tarmacadam avenue flanked by mature hedging on one side and post and rail fencing on the other leads up to an expansive parking area in front of the house. This recently renovated home is constructed in two storey over basement form to the front with three storeys at the back, and benefits from a newly replaced roof in 2025.

A set of steps ascend to the front door which opens into a welcoming, split-level entrance hall, to the right of which is the well-proportioned main drawing room featuring a marble fireplace and inset stove. Off the drawing room is the more recent addition of a semi-circular, light-filled extension providing further resting space and access to the garden. This space has been thoughtfully designed featuring a hand-painted inset mural and ceiling as well as built-in window seating, offering views over the gardens and land beyond. To the left of the entrance hall is the dining room, also featuring a marble fireplace.

Down a flight of stairs there is a convenient backdoor entrance into the courtyard. To the left is a guest WC and utility room, and to the right is the fully fitted south-facing kitchen with painted built-in cabinets, stone worktops, stone flooring and underfloor heating. An AGA completes the bright and airy kitchen space, and the adjoining dual aspect family room provides ample space for a dining table or use as a living / tv room. The living room features attractive French double doors which open out onto a south facing patio, paved in stone and perfect for al fresco dining or entertaining to enjoy the surroundings.

There are five large, beautifully proportioned double bedrooms on the first and second floors, offering views over the gardens and land. The main bedroom is spacious and light-filled and is complimented by a large, well-appointed en-suite featuring built in cabinets and a shower area. Two of the additional upstairs bedrooms are complemented by beautiful inset fireplaces. The first floor also offers a large, luxurious family bathroom with free standing bath overlooking the landscape and separate shower cubicle. The upper floor accommodation is completed by two large landing areas offering a variety of additional possible uses such as for an open office area, reading nook, or conversion to an additional bathroom if so desired.

Finally at basement level, there is a boiler room with recently fitted oil fired boiler, and substantial amounts of storage. The Old Rectory has been tastefully and sympathetically upgraded and restored over the last 10-12 years, with new windows, insulation and heating installed amongst other work completed. Further living accommodation includes a self-contained guest house / mews which comprises an entrance hall to the right of which is a living room with electric fire. Adjacent is a fully fitted kitchen, opening into a beautifully constructed timber conservatory leading out into the garden with its own private patio area. There is a WC off this room. A staircase ascends to the first floor to a large double bedroom and adjoining bathroom.

Location

The Old Rectory, dating back to circa 1820, enjoys a wonderfully tranquil setting on the edge of Timolin, a small south-Kildare village that offers peaceful country living while still being close to excellent amenities. County Kildare is considered to be one of Ireland's most desirable counties to live in and is very accessible to Dublin City and Dublin Airport. It is synonymous with the bloodstock industry, famous for its world-renowned stud farms and busy racing calendar. The Old Rectory also lies close to the Wicklow border, the county known as the Garden of Ireland due to its unspoilt countryside with mountains, upland lakes, steep sided glacial valleys and great farmland.

Just minutes away from The Old Rectory are the neighbouring Kildare villages of Moone and Ballitore, with the larger towns of Castledermot, Athy, Kilcullen, Naas and Newbridge within easy reach for full shopping, services and entertainment. Kildare Village shopping experience is also located within a short drive.

There are excellent sporting and leisure facilities in the nearby vicinity. For those with an interest in horse racing, The Curragh and Punchestown racecourses are a short drive away. Keen Golfers will also find themselves well catered for with Rathsallagh and Naas Golf Clubs easily accessible, as well as the K-Club, which hosted the 36th Ryder Cup in 2006, less than a 30-minute drive. The Irish National Stud and Japanese Gardens are both less than 30 minutes away.

There are a variety of primary and secondary schools in the local area including Newbridge College and Clongowes Wood College.

Transport links are excellent with Timolin served by Local Link bus services, while nearby Athy, Newbridge and Sallins / Naas railway stations offer regular trains into Dublin.

The property is also just minutes from the M9, giving quick access to the M7 and M50, allowing easy commuting to major counties across Ireland.
